Hi David,I don't know anything about the thing with Zillow, or where and why they would even have a need/interest in valuing your property if it isn't listed for sale. I haven't used Zillow for very long so am not completely familiar with everything they do. Regardless, it just sounds like an automated program to me. Nobody can give an accurate value without actually seeing your home. In looking at the old MLS entries on your property, it looks like you have a very nice home. A general market range for similar homes in your neighborhood is $247,500 to $277,900 (this one had an extra-large lot of .27 ac). I, obviously, haven't seen your home in person nor have I seen the comparables. This range is simply based on sales from this year and is not intended to be an accurate valuation or appraisal.

Hi,This property is not currently under contract according to the listing office on Friday, June 19. It was "withdrawn" from the MLS while the selling bank decides if they want to put it back on the market or remove it temporarily. The listing office didn't say this, but bank repos can change listing agents fairly often, so it's possible that the bank will relist with someone else.Someone will have to monitor the situation closely. Hi ally6656,Your question may have been answered elsewhere by now, but I'll go ahead and post an answer here. I haven't actually seen the property you're referring to for several years, but normally, when a broker says XYZ below appraisal, they mean it's below the value given by an independent appraiser--not the county assessor. We brokers rarely rely on assessor's values because most of the time, the assessor's appraiser hasn't even been inside the house! They don't even go to the outside of each property when values change! Assessor's actual value on a property is often way off base but not always. I assume that the property we're talking about had an independent appraisal done for resale or refinance purposes, and that was the appraised value being referred to.Linda AanestadEpic Realty, Inc.[content removed by moderator for being self promotional]

Hi psglmg,Without knowing more specifics, the general answer is that you wouldn't get your money back if you were to sell within a few years. It would, however, depend on cost of building and if it's finished well enough to be considered "living space." Living space would need a source of regulated heat and finished flooring. It would probably only add about $30 per square foot in value, and it would most likely cost a lot more than that to have it built. If it couldn't be considered living space, the added value would be even less than that. Probably, the only way for it to pay off in the near future is if you were able to build it well yourself from left-over or donated quality materials without it looking "home made."Linda AanestadEpic Realty, Inc.[content removed by moderator for being self promotional]
