Real Estate Professionals where are you from?

I'm from Burien, WA, which is just south of Seattle & West Seattle.

I specialize in SFR, and do some commercial.

Our local market here in Burien is pretty slow, there's about 3 times as much inventory as last year, and homes have been on the market at least 2-3 times as long as last year. Homes/condos in Seattle are selling a little more briskly than here in Burien; even West Seattle has slowed down. It's partly a function of skyrocketing prices; whereas last year West Seattle buyers didn't seem to bat an eye at the prices, now buyers are very hesitant to pay that premium. Also, some sellers still insist on overpricing and underimproving their homes. The nicest homes/condos in good locations that are the most reasonably priced are still selling quickly for the most part.

Use Agnet Nearby or Friend in Another Town?

I agree w/Lisa Jonz. Another idea is that, when you explain to your friend that you would prefer to work with someone from the neighborhood, ask the friend (give him/her an opportunity) to find an agent for you(if they're open to that!). That way he/she at least gets a referral fee. There are different opinions regarding referrals out there, but...it's JUST an idea.

Question for Agents:

I think it's a good idea to get CMA's from a few different Realtors before you decide to list. However, please keep in mind that some Realtors may try to 'buy' your listing by suggesting a higher price than it may actually sell for...sad but true.

Look for someone that you can trust, a Realtor and company that can effectively market your listing, someone who will work diligently to represent you, and someone that you think you can get along with and work alongside with as your partner for the next few months.

You are the seller, and regardless of any CMA you can price your home any way you like. An honest Realtor will let you know if your price is too high, but may say that you can list at your price for a little while with the agreement that if there is no activity, that you lower your price within a couple weeks, so you won't lose the momentum of the first few weeks of the listing when there are the most qualified buyers.

In this market, pricing too high is not a good idea... good luck!
