can i as a first time buyer purchase a foreclosure home?
Are you still looking for a bank repo? There are 447 homes available in Temecula as of 3/8/14, 15 of which are bank owned homes, i.e. 3.3% of the homes are bank owned foreclosures. The lowest priced bank owned home is priced at $150,000 and the highest is priced at $1.1M. You have some lender below commenting on getting a loan etc. Call or email anytime if you need help.

Best place to live in Temecula or near areas like Menifee, Murrieta, etc
Hello Ray:Did you buy a home yet? We sell lots of homes in Temecula Valley and we have a large number of upcoming listings that are within the search criteria you outlined. These homes are not on Zillow or MLS, but they will all be coming there eventually. I am not allowed to post a link on this board (per Zillow moderator) but shoot us an email or call. We also have loan programs with no money down. The lender can close within 2 weeks, rock bottom loan rates and they can even pay for ALL your closing costs.

what is the market value of my home.
The best way would be to have a few Realtors come out and do a valuation. It's free and they will all provide comps and should give you a pretty good estimate of the value. If you decide to put it on the market, the sales price depends very much on how well it shows and how it's marketed.
My husband and I are looking for a nice new(er) home in Morgan Hill Temecula. How do we keep an eye
[Promotion removed by Zillow moderator. Please see our Good Neighbor Policy for information.]Send us an email and we will send you the other upcoming listings in Morgan Hill along with everything that is currently available.
My zestimate is considerably lower than neighbor even though in many ways it's at least comparable
Our neighbor has a much more upgraded home and premium yard, but it has a $100K lower Zestimate! It's because our home was recently purchased and the neighbors has not been sold recently. It's just an algorithm and will NEVER be correct. It has no knowledge about you condition, amenities, upgrades, views etc etc. Another example. We recently listed a home for $650,000 and we sold it in ONE day. Zestimate was $450,000. Zillow didn't factor in the unique location and $200,000 upgrades.
Stressed new agent!
I would consider joining a successful team. We have a team where we actually have three different teams. One team specializing in working with sellers, another team working strictly with buyers and a third team is our concierge team who handles all the incoming phone calls and internet inquiries. Being part of the team you don't have to work all the time and you can take off and have a consistent flow on incoming business. Less stress on each agent and there's always support from the team leaders and the rest of the team. I am not saying being part of the team is for everyone, but we think it's really the best way to go. We used to work as individual agents and it's very difficult to juggle all the tasks and take off.
Thinking of moving to Temecula, CA
I think you will love it in Temecula. It's a fast growing city and offers tons of opportunities if you're willing to work hard. Currently on vacation in New York/Ohio and it's soooo cold here. Cannot wait to come back to 70/80 degree weather. Here's a link to our climate:http://weathercurrents.com/temecula/Climate.doHere's a great video about Temecula:http://vimeo.com/27795354
How long does it take to upload pictures?
It goes really fast. Of course, it depends on the internet connection. We upload internet photos that are no more than 500KB size. It's plenty for internet. If you need to do a brochure or similar we keep the raw photos of 5-10MB.
What % does a buyers agent receive? Is it 2 %?
I just checked the most recent 15 homes sold in Temecula. One home had 2%, 2 homes had 3% and the rest had 2.5%. You should do well with 2.5%.
how can you get the z estimate to match a current appraisal on your home?
Your agent can make comments to reflect the latest comps. You, as the owner, can also make comments with respect to upgrades and why the Zestimate is incorrect. The Zestimate is just a computerized algorithm which has no clue about your views, amenities, upgrades, condition etc. We have sold homes that had a zestimate of $400K for $650K! Have a professional valuation down on your home. We offer a FREE valuation and there's no cost of obligation.
