Hello,I'm an Associate Broker with Re/Max. I've listed and sold hundreds of properties. You CAN list your house for $100,000.00, even if the house is listed lower next door....IF your house is worth it! Your house could be 3000 SF, vs. the house next door which could be a lot smaller. It's comparing apples to oranges. My advise: Call your local Re/Max Office and have a detailed Current Market Analyis of your property done by a licensed professional. Trying to do the "Numbers" on your own in this market is next to impossible. A licensed agent will pull up various SOLD, PENDING and ACTIVE properties in your area for properties LIKE YOURS. The Current Market Analysis will show the average listing price range for your property. Many factors are involved in doing a Current Market Analysis, that a computer/internet CMA just can't give you. So, I highly suggest calling a licensed agent that "Specializes" in selling in the area the property is in. I suggest Re/Max, since I work under the Re/Max name, but any licensed agent can assist you. I do suggest getting 3 Current Market Analysis done by 3 agents, since various companies are differant in their marketing and advertising. Good Luck to you and Happy Holidays!
Hi Karen,I'm in New York. But, there are Re/Max Offices all over the country and world. Give your local Re/Max Office a call and let an agent come over and give you a "Detailed Current Market Analysis" of your property. In doing it in person you will get a more accurate and current listing price range for your company. Usually it is FREE. Don't relay on internet estimates, they aren't accurate in this crazy market! Hello,How will you determine the price of your property? I would not use an internet estimate, nor would I "Guess" what my home is worth if I were selling it myself. You NEED a real estate agent to at least do a Current Market Analysis for you. Call your local Re/Max Office and ask for an agent to come by and do one for you. The agent will be happy to answer any questions or concerns you may have. Some, assist For Sale By Owners. At least have an agent do the numbers for you, I've seen too many For Sale By Owner's sell for a lot less and lost thousands! Also, think about using an agent, it is a lot easier and since we are all "Trained" we know the ins and outs and the procedures to follow and the real estate laws. You have to be careful on not to discriminate Etc. Talk more to an agent about this in person. You can also use an attorney, but have an agent do the numbers. I'd hate to see you loose money. Ask for an agent that specializes in your area. A Listing Specialist, workds with a lot of Seller's. A Buyer's Agent works with a lot of buyers. So, it is important to get an agent that lists a lot in your area, since they will then market and advertise the property correctly and get it list and sold at the highest possible price. Good luck.
I have sold "Hundreds" of properties, higher priced and lower priced and in 16 years in the business, I have NEVER had a buyer ask that a property be professionally cleaned! They can ask, but I would "Advise" my seller to say NO!! Good luck.
