Did you agree to provide a termite inspection and clearance? If you did, the inspector will need to include all wood damage within the property except for the wood fence in his report and this will be included in his Section 1 report since there is termite infestation that needs to be treated. If you did not agree to a termite inspection and clearance even if the buyer is getting a loan for as long as the buyer agreed to waive it and there is no visible damage that can be called out by the appraiser, you are good.

A signed written document overrides the verbal agreement. Get your agent to change the price on the Addendum.

I was told that there ARE Agents willing to work @ 1%....?

Yes, you are right. Please note that a discounted fee will reflect a discounted type of service and a discounted sale price. Don't be surprised if you don't sell your home for the best price. In addition, the 1% fee only represent the listing agent. There is an additional fee for the selling agent and that will be a minimum of 2%. Be careful in hiring a discounted agent.

Selling jointly owned inherited propperty

Answer
Since you jointly own the properties, when you take out a loan or sell the property it will require all three signatures. You have mentioned that you are now selling the properties. All three of you will have to consent to the sale otherwise, there will be no sale. The same goes when taking out a loan unless your signature is forged and notarized. If you decide not to sell the properties, you have the option to buy out your brothers.

Can I request a different Escrow officer?

It looks like that you are working with the wrong real estate agent.  Your agent should be calling you on a regular basis providing you with an update.  If you call your agent, he/she has a duty to call you back since you are already in escrow and he/she has a fiduciary duty to provide you assistance and information per the signed Agency Disclosure. I can understand agents not returning calls outside of escrow which is still not a good practice,  but not when you are in escrow.  At this point, you need to escalate your problem by talking to the real estate broker and the escrow manager.

You are entitled to a refund of your full deposit within the contingency period provided you have not released the loan contingency yet. After the contingency period, you could be charged for costs incurred by the Seller.

how likely is it for seller to pay closing costs?

In my area, sellers will not give any closing cost credit. It all depends on the neighborhood. If you are in an area where there is a lot of inventory and the house has been on the market more than 30 days, there is a possibility. Good luck!
