Mr. Seller, I've got buyers with decent credit that could not get funded through traditional channels, but my connection can help get them a loan. I also have a pool of investors with cash waiting to buy.

If we come to an agreeable sale price of your home, all we need to do is sign a couple pieces of paper.  One that tells you I am a real estate investor, and my exact goals.  A second give me some simple rights for 14 to 30 days. There is no cost to you at all to do this, no risk, and it is completely ethical and safe. Basically we will be drafting a contract that states I am buying your home. The entire contract that states I am buying your home. The entire contract can expire within 7 days or less if I don't buy it. During that time, if I find a buyer who wants to purchase your I may pass of the contract to them or rip up our contract and have you work with the new buyer directly.  If we do this, there will be a pre-set fee I will be paid for the equity I found, which will not come out of your pocket since you and I have already agreed upon a price..
