If you pull your home up on Zillow there is a place that you as the home owner can edit or adjust the facts about your home.  Good luck and good luck with your sale of it when you go down that path.

Fireplace or wood burning insert

Buyers seem to love a beautiful fireplace.  If it has an insert they generally like it more if it is pretty.  Some give value to an insert being efficient but in the end the feeling the unit brings to the room probably effects a buyer more than anything else.  In most cases a fireplace vs an insert doesn't make or break the buyers desire to purchase or what they will pay for a home.  When being appraised when the appraiser is making adjustments between the home being appraised and comps of recent sales in the area they will give value to the number of fireplaces.  I don't believe that there is a different in value given for ones with inserts vs ones with out.

if i have a 3 bdr 1 ba. is worth it to add a second bath

Depends on how much you spend on the bath but I always feel that a home with 2 bathrooms is much more appealing to buyers and adds to the appraised value.  Even if the 2nd one is a 1/2 bath it is helpful.  A full bath is more helpful and adds more to an appraisal of value as well.  Just like a 3 bedroom home will generally appeal to a bigger buyer pool than a 2 bedroom home a 2 bathroom home will have a larger buyer pool than a 1 bathroom home.

1st Time Homebuyer Needs Help Please

It is a great time to be a buyer. Interst rates are still down and recently dropped, there IS a very large inventory with not a whole heck of a lot of competition. I honestly do not think it will be all that long, in California, for the buyers that have been on the fence watching the market decide to jump on in and then you will have competition. Once it starts I think the flood gates will open and there will be many in the game.By all means, find a reputable Realtor to represent you. Especially being a first time buyer you really need representation. This will be the most important and largest purchase of your life, so far, so why would you want to go it alone without an expert to watch out for you and help you thru all the legalities. The great thing about being a buyer is that you DO NOT pay anything for your agent representing you!!!! The seller and yes even a bank selling a foreclosure, pays the agents commissions. Probably the only time in your life that you have someone working for you for free! I cringe at the idea of buyers representing themselves against a bank. How to speed up a "short sale"?

It is not uncommon for a lender to take between 30 - 60 days to make a determination on whether or not they want to play ball when dealing with a short sale. Some can be quite difficult to deal with. If you have more then one offer out, when one gets accepted and you proceed by opening escrow your realtor should have you cancel or rescind your offer on the other property(s) in writing.
