Any recommended Company & specified services to look for when getting a Flat fee MLS list?

Keep doing your research and make sure the broker is licensed in your state and a member of the local MLS. When you list with a broker you are no longer a FSBO, but a unrepresented seller.Good luck with your sale!

What is the normal % to welcome agents if you are selling by owner? Is it 2.5% or 3%?

Answer
To the last post- Nice scare tactics! There is no standard commission in the industry. That would be PRICE FIXING!Offer what you believe  would bring an agent to show and sell your home.
