He kept in touch with us, was creative in finding options, worked well with the seller's agent and gave us valuable advice, including staying in the process as the second choice bid on the condominium that we were ultimately able to purchase.

Marco Silva has been a real estate agent on the Big Island of Hawaii for many years. I enlisted his help to find a suitable house for my family. Despite my being very fussy, he has been incredibly patient and has shown me many, many houses over the years. When we finally found the perfect place, he walked me through the offer to purchase, the mortgage process, escrow, survey information and all the details necessary for closing the deal. During the process of buying the house, if he found something unusual or something he thought I should follow up, he notified me right away. I had 3 days in which to look. Marco was recommended by a mutual friend, I told him what I was looking for and he lined up 3 houses to look at the next day. I liked the first place I looked at, and made an offer. Marco took care of everything. I had been to Kona many times and knew what area I wanted. Now I look forward to making the move from the mainland.
I don't think I can do Marco justice in words alone. He knows how to serve and does serve his clients. "Service," as Werner Erhard said, "Service is adopting your client's goals as your goals." This is a perfect description of how Marco works. We searched for 3 years for the "right' condo on the Big Island. Made many offers which for one reason or another did not result in a contract. Marco never lost his enthusiasm nor dedication to searching prospects for us. Finally, when we were about to give up, we found a condo which needed some upgrading and turned the whole offering level to him. Deal done at a great price allowing us to spend a considerable additional amount in the upgrade. Perfect example of adopting our goal as his. He searched wide, did video walk throughs of prospects for us and when we were on the island, spend a great deal of time showing us prospects. Once we had a deal, he stayed on the case, and helped us secure the necessary information and data to complete financing needs. While I speak from a buyer's perspective, I have no doubt that he works with the same diligence for his seller clients. He is simply the best Realtor I have ever worked with. I have now charged him with looking for a house so that we can move permanently to Hawaii. Use him, you'll never find a better representative.

As a Command Sergeant Major in the United States Army I was looking at retiring in Kona after 30 years of serve in the military. I first met Marco when I was on leave from the Army and visiting the Big Island. Having been to the Big Island numerous times over the last decade and doing countless hours of research I felt that I was well informed and started embarking on my own. However, after I started talking with Marco, I realized that his services were indispensable and that I couldn’t afford to be without him during this critical time. His in-depth knowledge of the real estate market and exceptional in-sight of the Kona area were very impressive and played a critical role in allowing us to make an informed decision on choosing our retirement home. Marco also did an excellent job serving as our agent for the final walk through with the builder before closing.

Marco was a great communicator which was especially important since we live in California and our property was on the big island. We are real estate agents as well, so our expectation was probably higher than most. The whole process was seamless with Marco and we were able to let go and rely on his expertise and knowledge of the Hawaii market. We will definitely recommend him should the opportunity arise.

Marco Silva was wonderful to work with! This was my first home purchase, and I was nervous about the whole process to begin, but Marco was great about answering questions, explaining paperwork, and letting me take whatever time I needed to feel comfortable that I understood each step before moving on. I loved that he used DocuSign for getting paperwork in as it would have been very hard with my work schedule to do it all in a timely way otherwise! He was great at keeping me informed of any change or new information, and was very quick to respond whenever I needed to contact him. Marco seems to have a great relationship with all parties involved, from fellow real estate agents to the escrow company, and I think that his honest, respectful, and friendly way of working with others actually made the difference in our deal falling through or not! I also felt that Marco's honesty was apparent the whole time; he was always upfront about any pros or cons he could see throughout the process. I get the feeling that Marco loves his job...that he thinks it's exciting, interesting, and most of all that he loves to help find people their perfect home.
Marco is a true professional, When I started out to sell my property I had little to no experience with real estate sales. He went above and beyond to make sure I understood each step of the way. He always returned my calls and would always called me when different things occurred.

Marco Silva helped my wife and I buy a home in Captain Cook over the course of about a year. We were living in California at the time and decided after a few trips that the Big Island was right for us. This is our first home purchase, so it was scary to get started. On top of that we had the logistical challenge of the move and evaluating properties remotely at times. We met with three real estate agents initially, and Marco was the first to take a real interest in us and seemed to be someone we would be comfortable working with. This was certainly our best home buying decision. I felt throughout the process that Marco had good knowledge of the market, had our best interests in mind, was responsive and available when we needed him, and took the time to make sure we could fully deliberate over properties we were considering.
Our search lasted for about 10 months. When on island we had a lot of fun (yes fun!) touring properties with Marco. We compiled a list of places we'd seen online, and Marco also suggested some areas we hadn't considered. He made sure we had a good "lay of the land", which was great since we weren't entirely familiar with the island. While off island, places would crop through his emails and our research that we would discuss. When a place looked good, Marco would take *extensive* photos of the property for us to review. Marco has a good camera, and doesn't suffer from the debilitating photography disease that it seems every listing agent seems to suffer from :) This was absolutely critical as short-notice trips would in some cases cost thousands of dollars. We had a couple places of interest, and one that we even felt good making an offer on remotely. Marco uses a service called DocuSign which made this part very easy. One time due to lender requirements we had to use the old print, sign, fax method and it was much harder. I liked that Marco embraced more modern methods when possible.
Finally, last November we were on island for a friends wedding and found our current home. It came down to two fairly different places. It took a couple visits to both to make up our minds. During this time we spent hours at each, and I can't emphasize enough how important it is to have an agent who you are comfortable spending time with. Marco never made us feel rushed. We made an offer and had it accepted after some negotiation on price. Marco was a bit hesitant to advice exactly how much to offer to get the best deal, but rather offered general ideas on what might be low or high. If you are looking for someone who is a cutthroat negotiator you might try someone else. I'll emphasize though that this approach *did* work for us and we got a good deal, so I still would give 5 stars for negotiation skills.
During closing Marco was able to recommend inspectors and even contractors who could give quotes costs to do future renovations. Marco did all the legwork here and it helped us to be very well informed on what we were getting into. During closing we had unforeseeable challenges. First, the roof turned out to need replacing, even though cosmetically it had looked fine before inspection. Second, we had trouble funding the loan due to a very stringent lender being chosen that didn't like the property initially being called a "coffee farm". These things happen, but I think our closing was a little more difficult than most. Throughout, Marco was a very good communicator with all parties, and used his experience and contacts to guide us through many problems. There were even some ethical quandaries when deciding how to deal with some problems, and Marco advised for the high road in these cases. It worked out for the better this way and reduced our stress. I don't think we could have closed without Marco's skills.
We ended up negotiating a very favorable cost-sharing arrangement for a new roof, and funding the loan so that we were in our new home in less than 60 days. We couldn't be happier with our home. Moving is said to be the most stressful "planned life event", and doing so across the pacific and buying that new home is even more so. I can't say that Marco magically took that stress away, but I can say that I could rely on him 100% to help us achieve our goal.
