If you are looking for a realtor who is honest, knowledgable, and hard working beyond what would be considered "above and beyond", Marco Silva is the man you should contact for assistance. We say this without ANY hesitation or concern because we know that our experience with Marco was not unique to us and our home purchase, but is just how Mr. Silva conducts his business regardless of the circumstances.

My wife and I completed our Kona home purchase in December of 2011, but the process began back in August when we started looking online at various properties on the Big Island that we might be interested in. We live on the mainland, and although we had a good understanding of the towns on Hawaii we were unfamiliar with specific neighborhoods and communities on the island. Luckily for us, Marco was the listing agent on a home that we were initially very interested in. My wife contacted Marco via email to inquire about the home, and to gather some information about other homes that we had some interest in. Right away, Marco took the time to find out who we were, what sorts of properties we were interested in, and why certain homes were appealing to us - all in an effort to help us find the right home for us.

Leading up to our first visit to look at homes in and around Kona my wife had taken the time to put together a very extensive list of homes that we might be interested in. The list contained 30 to 40 homes along with questions and notes on each property. We sent the list off to Marco, and within a day or two he had responded with detailed information on EACH property that we had listed. The information that he provided was beyond helpful and detailed the sorts of information that we could not have come up with on our own or from the internet. His notes were VERY helpful to us in our information gathering, and it became clear right from the start that Marco was most interested in finding us the perfect home for us, and that making "just a sale" was the least of Marco's concerns.

We ultimately narrowed our list down to about 25 homes that we were interested in visiting. We arranged with Marco for a quick 4 day trip to look at homes half expecting him to tell us that we needed to narrow our list down to a more reasonable number of homes to view. That was not the case, and Marco was happy to show us ALL of the houses that we wanted to see. Marco's knowledge of the not just the area and various neighborhoods, but of the ENTIRE home purchasing process was nothing short of outstanding. This is the 7th or 8th home that my wife and I have purchased over the last 20 years, and it was by far, the best experience that have ever had with a realtor. Not only did Marco do a fantastic job of showing us homes and making suggestions, but on the second to last day of our visit he said "you know, having gotten to know you two over the last couple of days I have a house that I think might be exactly what you are looking for" - to say that he was correct is putting it lightly. The home is what we can only describe as our "dream house" and we are still pinching ourselves over the fact that we now own it!

Needless to say, purchasing, furnishing and setting up a home that is over 2,000 miles away from where we live was both stressful and difficult to accomplish. Marco Silva was nothing short of amazing at every step of the process. Issues with the sellers, the movers, utilities, and even the title company all came up during the process, and each time without ANY hesitation Marco would say - "I got it" and then he would do everything that he could to assist. When we say he went "above and beyond" in his service towards us that is NOT an exaggeration. He simply was, the best realtor that we have EVER had the pleasure of working with.

There is not enough that we can say about the job that Marco Silva has done for us, and we would strongly recommend Marco to anyone and everyone that we can. In addition to being a great guy and a hard worker, Marco does his job with honesty and integrity and with his clients' best interest in mind. This is what makes Marco Silva the absolute, hands down, best agent that you can work with on the Big Island of Hawaii.

Marco is very helpful in every way. He is well informed about the surounding area of the property, as well as the property itselves. He always returnes your call instantly should you want more information. He is very familiar with all detailes concerning the property, a great negotiator for the price you want to invest. He knows of all the walkways should you want to stroll in the area. We have learned more about Kona,Hawaii than any turist information could tell us.

Sold a Vacant Land home in 2014 for approximately $300K in Kailua Kona, HI.
Marco was a great communicator which was especially important since we live in California and our property was on the big island. We are real estate agents as well, so our expectation was probably higher than most. The whole process was seamless with Marco and we were able to let go and rely on his expertise and knowledge of the Hawaii market. We will definitely recommend him should the opportunity arise.

Marco Silva was wonderful to work with! This was my first home purchase, and I was nervous about the whole process to begin, but Marco was great about answering questions, explaining paperwork, and letting me take whatever time I needed to feel comfortable that I understood each step before moving on. I loved that he used DocuSign for getting paperwork in as it would have been very hard with my work schedule to do it all in a timely way otherwise! He was great at keeping me informed of any change or new information, and was very quick to respond whenever I needed to contact him. Marco seems to have a great relationship with all parties involved, from fellow real estate agents to the escrow company, and I think that his honest, respectful, and friendly way of working with others actually made the difference in our deal falling through or not! I also felt that Marco's honesty was apparent the whole time; he was always upfront about any pros or cons he could see throughout the process. I get the feeling that Marco loves his job...that he thinks it's exciting, interesting, and most of all that he loves to help find people their perfect home.

Marco is a true professional, When I started out to sell my property I had little to no experience with real estate sales. He went above and beyond to make sure I understood each step of the way. Marco Silva helped my wife and I buy a home in Captain Cook over the course of about a year. We were living in California at the time and decided after a few trips that the Big Island was right for us. This is our first home purchase, so it was scary to get started. On top of that we had the logistical challenge of the move and evaluating properties remotely at times. We met with three real estate agents initially, and Marco was the first to take a real interest in us and seemed to be someone we would be comfortable working with. This was certainly our best home buying decision. I felt throughout the process that Marco had good knowledge of the market, had our best interests in mind, was responsive and available when we needed him, and took the time to make sure we could fully deliberate over properties we were considering.

Our search lasted for about 10 months. When on island we had a lot of fun (yes fun!) touring properties with Marco. We compiled a list of places we'd seen online, and Marco also suggested some areas we hadn't considered. He made sure we had a good "lay of the land", which was great since we weren't entirely familiar with the island. While off island, places would crop through his emails and our research that we would discuss. When a place looked good, Marco would take *extensive* photos of the property for us to review. Marco has a good camera, and doesn't suffer from the debilitating photography disease that it seems every listing agent seems to suffer from :) This was absolutely critical as short-notice trips would in some cases cost thousands of dollars. We had a couple places of interest, and one that we even felt good making an offer on remotely. Marco uses a service called DocuSign which made this part very easy. One time due to lender requirements we had to use the old print, sign, fax method and it was much harder. I liked that Marco embraced more modern methods when possible.

Finally, last November we were on island for a friends wedding and found our current home. It came down to two fairly different places. It took a couple visits to both to make up our minds. During this time we spent hours at each, and I can't emphasize enough how important it is to have an agent who you are comfortable spending time with. Marco never made us feel rushed. We made an offer and had it accepted after some negotiation on price. Marco was a bit hesitant to advice exactly how much to offer to get the best deal, but rather offered general ideas on what might be low or high. If you are looking for someone who is a cutthroat negotiator you might try someone else. I'll emphasize though that this approach *did* work for us and we got a good deal, so I still would give 5 stars for negotiation skills.

During closing Marco was able to recommend inspectors and even contractors who could give quotes costs to do future renovations. Marco did all the legwork here and it helped us to be very well informed on what we were getting into. During closing we had unforeseeable challenges. First, the roof turned out to need replacing, even though cosmetically it had looked fine before inspection. Second, we had trouble funding the loan due to a very stringent lender being chosen that didn't like the property initially being called a "coffee farm". These things happen, but I think our closing was a little more difficult than most. Throughout, Marco was a very good communicator with all parties, and used his experience and contacts to guide us through many problems. There were even some ethical quandaries when deciding how to deal with some problems, and Marco advised for the high road in these cases. It worked out for the better this way and reduced our stress. I don't think we could have closed without Marco's skills.

We ended up negotiating a very favorable cost-sharing arrangement for a new roof, and funding the loan so that we were in our new home in less than 60 days. We couldn't be happier with our home. Moving is said to be the most stressful "planned life event", and doing so across the pacific and buying that new home is even more so. I can't say that Marco magically took that stress away, but I can say that I could rely on him 100% to help us achieve our goal.

Our search for a property in Kailua-Kona began several months before our November 2013 vacation to the Big Island. As we monitored home sales during those months, we noticed the positive sales record of Marco Silva…hence, our decision to contact Mr. Silva once we arrived in Hawaii.

Bought a Condo home in 2013 for approximately $450K in Kailua Kona, HI.
Marco helped us find a condo in Kona, HI. We were looking for a 2nd home that could also double as a vacation rental when we were not there. We had one week to tour condos, find a match, and submit an offer.

Marco happened to be out-of-the-country until the 2nd day we were on the island, but he did a great job of communicating via email and phone. That great communication continued throughout the whole process: shopping, offer, even past closing!

Working remotely, we narrowed down our list of potential condos (within our price range, location, and features/style/etc.) to 30 which about 10 were eliminated due to pending law suits involving the condo association (which means a lender will not approve a loan for those condos), or were taken off the market.

Once on island, we concentrated most of our shopping into one day, where we visited all of our top contenders, and skipped only a few at the bottom of our list.

We liked Marco's style of being helpful, but not overbearing. He'd point out a few critical issues, but also let us know what he, in his opinion as a realtor, thought wasn't an issue and why.

After visiting all of the condos, my wife and I narrowed it down to two, which Marco arranged for us to visit each a 2nd time. The condo we decided on happened to be sold by Marco's company, a dual agency situation, so Marco was not able to negotiate on our behalf (which is why I did not rate him in that regard).

Due to a minor last minute issue (my issue, not Marco's), we had to postpone placing an offer until after we left Hawaii. So the offer, and all of the closing was done remotely from the mainland back to Hawaii. All that went very smoothly, and Marco is very comfortable with modern modes of communication and of doing business. So we used DocuSign for our offer, which was accepted. Marco helped us set up an inspection and coordinated with the seller to get the various issues discovered addressed.

Marco was extremely helpful in coordinating with escrow, the lending officer, the seller's agent, the condo association, even with the rental company we chose to help manage our property! Marco kept his eye on the ball (and helped us do the same), was nearly always available (and quickly returned calls when he wasn't).

We highly recommend Marco, and would use him again if we're buying or selling on the west coast of the Big Island.
