We live near Houston and are looking to moving near family close to Beaumont. I saw a property online I was interested in and sent a request for more information. James promptly responded and our realtor/buyer relationsip quickly began. With us not living close James was most helpful in assisting us with gathering information and contact information we requested. We met James and viewed the property , which was in Bevil Oaks. We loved the property and began the process of making an offer etc. James helped us with finding options for financing , inspection and more. We found out that the property was in a flood zone, and since we had never been in a flood zone, James helped us with finding out the cost of flood insurance and also several contacts who were able to give us detailed information about Bevil Oaks, the flooding of Pine Island bayou's history. We also were able to speak with the individual who won the contract and cleaned out the bayou. After several intense days of gathering information, speaking to people, and most of all praying, we decided we were not willing to take the risk of buying the property and then loosing so much if there was another flood - which we found out it was more of a "when" it floods again, not "if". We regretfullly had to cancel our contract even though we loved the property. It was a very had decision to make and just as hard to have to tell James we could not go thru with it. James was very professional and understanding during the whole process. We do plan on continuing our search and will most definitelly seek James' assistance as our realtor.
