I specialize in representing both buyers, (including first time buyers) and sellers in residential real estate in the greater Indianapolis Metropolitan area. I also work in the arena of rental income properties----again with both prospective buyers and investors, as well as sellers.

My strengths are in the areas of market knowledge, negotiation, financial analysis, staging, communication and interpersonal skills all coupled with an extraordinary attention to detail.

If you are a buyer-----I will help find the perfect home for you at the right price. I will answer any questions you may have throughout the process and guide you step by step from the time we first communicate until you sign your papers at closing and are handed the keys to your new home. In addition I will make sure that you meet any and all deadlines, during the time between when the purchase agreement is written and when you go to the closing table.  I will keep you constantly updated throughout. I will assist you with finding a lender if you need assistance with helping to locate a lender for your purchase.

If you are a seller---I will help ensure that you get the best price for your property. My finely tuned marketing program will make sure the right people see your home. I will do an in depth comparative market analysis before pricing your home and will go over it with you in detail. Staging is critical in todays market and I will personally assist you with that process. Your property will be marketed on the most important real estae websites for major market penetration, as well as marketed in a variety of other ways.  I will send you periodic reports pertaining to the number of viewings on the internet as well as provide you with reports about how other homes in the same price range in your area are selling.  You will receive immediate feedback as soon as I receive it from other agents.  After the contract is written I will explain the inspection process and assist you with any other issues until it is time for your closing.

A Hoosier native I graduated from Hanover College with a degree in Business Administration.  I then pursued a 15 year career in retail buying and merchandising in Indianapolis, New England and Charleston, SC.  I have lived in numerous areas of the country and understand that cross country moves can be stressful. I will do whatever I can to alleviate any problems you may have during your own  transitional move.  My family and I returned to the Indianapolis area in 2005---elated to be home again.

Sold a home in 2013.

Sold a Single Family home in 2013 for approximately $200K in Indianapolis, IN.

Mary Ann is the total package. Not only is she knowledgeable and experienced in the real estate market, she is energetic and compassionate about her job and the people she represents. After the death of my father, I was tasked to sell his house and every problem imaginable kept emerging throughout the process: from having to replace the HVAC system, to the initial buyer’s financing falling through, to major inspection issues. If it were not for Mary Ann, it would have been overwhelming. She kept in constant contact with every new development and offered encouragement and most of all—friendship. Bought a Single Family home in 2012 for approximately $500K in Indianapolis, IN.

Mary Ann was an awesome partner throughout the entire process. I was 700 miles away from inspections, walk throughs, contractors, etc. Mary Ann went well beyond what I would have expected from my realtor and really became personnaly involved in our every aspect of our relocation.
