The quickest way would be to contact a real estate agent, the slow way would to go to the tax records office.

There are two ways to get an estimate of your home value: 1.) an appraisal and 2.) by a REALTOR who can provide you with a free CMA report.  Appraisers use sold properties to ascertain value.  CMAs consider the competition (active, pending and expired listings) as well as solds.

How much can the Landlord raise the rent per year?

Answer
A landlord can raise rent to whatever they want as long as its not in the middle of the current lease.  If the property is in high demand then more than likely it will be raised higher than expected.

Yes it is legal.  Your lease should have said something about them being able to enter your apartment as long as notice it made to you.  I would contact the office to let them know that you would like a specific time, most places will do this.

Most apartments do not offer a month-to-month lease unless you have fulfilled a short term lease (3-6months).  If you do find something that you like, ask they have a corporate unit.  You might also want to try an apartment locator, which is someone that will find what you are looking for if its available, plus they know all the apartments and what they offer.    If you choose to do a month to month most places will charge a premium which is market rent plus an additional amount.

Can landlord adjust rate without written notice after you have paid last months rent after you move

Some states require that the owner send a letter stating what your rent will be going up to and also what the pro-rated amount will be if you decide to stay longer but wish to vacate.  If this was not listed you will need to provide documentation to them and try to discuss it, if that does not work it may be best to contact a lawyer to settle it.

Have a question regarding 416 Marlborough number 406 in Boston, Mass.

I would not go forward with the rental process.  If the owner is eager to get the property rented he would have left the key with his management company and way to get in contact with him.  Sounds more like a scam.  Plus you would never want to send your information or money to a foreign country.
