Matt Tarka was absolutely amazing. If you’re looking for someone who is extremely knowledgeable and an expert in navigating the process, Matt is your man. I’m sure you’ll hear from local banks that brokers that aren’t local will take forever to close and they have everyone “in house.” Well first let me tell you that we closed within 1 week of getting the appraisal (and I live 500 miles away from Matt). Second, the banks tell you that because they’re taking all the lender credit and sticking it in their pocket. Matt Tarka takes that money and sticks it in YOUR pocket! I would tell you to shop around to prove he is the best deal, but don’t even waste your time, just call Matt. Even if Matt wasn’t the best deal (but he is), he will get you into your house faster than any local banks. Matt is also super responsive and is there to answer your questions night or day. Overall an awesome experience for our family and we were SO LUCKY to have found Matt.  More Less

I had a great experience with Matt. He is very detailed and thorough, which is exactly what I was looking for. I actually called 25 different brokers and lenders and compared them, and between Matt’s honesty and directness, his professionalism, his rates, his knowledge, his experience in my local market (which is very complicated and tricky for outsiders), and his personable manner, he beat out everyone else. So many of his competitors were quick to promise impossibly low rates and tell me everything I wanted to hear, none of which was true. Others were so obviously more interested in gaining as many clients as quickly as they could, than in providing good service.

I have to say, I am really happy I went with Matt. I had perfect credit, but my income record provided some challenges, and I wanted a low-risk loan at a high debt-to-income ratio. Matt was undaunted by the challenge, but did not make me any false promises. He was positive, but also realistic. Unlike any other broker I am familiar with, Matt asked for all of my documentation up front before prequalifying me. I actually appreciate that, as it took a little extra effort from me at the beginning, but made my process very secure and quick thereafter. In the market I was in, with very high-priced high-demand homes often being bought with cash, a mortgage buyer needs to be competitive to finish a sale. Many such buyers lose homes because they are pre-qualified by a broker over-eager to get their business, and then when they go under contract for the house of their dreams, it falls through because they don’t pass the underwriting stage. Matt was able to vet out exactly what problems my application may have ahead of time so we could prepare secondary documentation that a lender might ask for (preventing delays in closing), and the amount I was finally pre-approved for was precise so I would not lose the house.

He was aggressive in searching out the best deal I could qualify for. The first lender we tried for had excellent rates, and he cautioned me that they might have some concerns about my application. We prepared for that possibility, and although the lender gave an initial go-ahead, in the end they asked for documentation I could not provide, and I could not qualify. Matt fought for me because I had lost it on a silly technicality, but in the end they did not want to budge. At that time we already had 4 other applications ready to send out, so we started with the next lender, which had an equally low rate and was known to be more flexible. Fortunately, we never had to move further down the list of possible lenders, because I was approved! I actually am happy I got the loan that I did, because the lender is both ethical and excellent at customer service – unlike so many major banks.

Matt put an enormous amount of time into my case, speaking with me at length as often as I wanted (which was sometimes several times a day). He was always able to be reached, even on weekends, day or night, and once even when I found out later he was at a doctor’s appt! I’m not sure when he sleeps, but his service was excellent. He explained in detail the answers to every question I had about the process and even about how the mortgage industry works. When I lost the first lender, Matt pulled every contact he had to find alternate ways to make sure I got a loan. He had a lot of experience working with reps at individual lenders, which also made the process a lot easier because he had a good rapport with them and knew what to expect from them. Matt even gave me advice from his own experience about living in the area, and how to handle things like home maintenance, flood insurance, and pest control in that climate! I really felt like a priority, as much as one of his own family members might be, and I knew that he really wished me the best in the process and my future.

Matt gave his rates up front, and they were accurate. They were slightly higher than a few of the lowest-cost lenders I had found, but because his were honest and theirs were not, I actually saved the most money going with him in the end. He helped me get lender credit on my loan, which amounted to an extra 8k savings of cash up front! At one point when we were about to lock in, in trying to get the best rate there was a chance it could go so low he would not be able to collect his fee from the lender – but he said he was willing to take that chance, that he wanted me to get the best rate. Fortunately it was enough and he was not short-changed his fee, because he really earned it. But the fact that he was so committed to my best interests says a lot.

If you want someone to just give you glossy, unrealistic answers just to get your business, then Matt isn’t your guy. But if you want an honest, knowledgeable broker who will do his best to get you a mortgage at the best rate you qualify for, even if your financial situation is a bit complex, I would give Matt my hi
