Thanks Hamp . If they can't qualify , I might consider owner's financing , of course for a higher interest then they would have gotten at the bank . But how would I establish the value of the property in 2012 ?

In 2009 this house appraised 125 k . A year later , the same property appraised 20k more . I did reappraised it myself , and it came 5k shorter then the previous one . Is this possible ?m
In the beginning of 09 the house is appraised for 125 K . In January 2010 , the same property , foreclosed , appraised 20k more . Anybody any suggestion ?

Thanks , therefore the lease that I am going to pay -the owner is paying his mortgage , taxes , insurance , termite control , etc . , and if I choose to pay another $200 on top of that , that would go towards the final payment , did I get that right ?Since I lease it , can I ask the owner to update the kitchen and take care of the indoor -exercising pool ? or I can do those investments myself and deduct at the end of the lease from the purchasing price ?

Now if the house is worth 300K and the owner owns just 100k , should I just pay that mortgage plus couple of hundreds extra that goes against the property value ? and then I can lease it to a tenant , did I get that one right ?
