How can Best Kitchen & Unit in Area & Modern Updated Custom Unit,lose-$80K Worth?

Zillow-  I am inquiring about Unit #1, at 61 Columbia St, Brookline, MA, 02446, as we are STILL upgrading it more and more, ($6,000 this past month) lose -$80,000 in worth, when it has upscale Newton& professional Custom finishes not seen elsewhere locally? We have just spent more and more...so HOW can this possibly be losing this amount? It should have GAINED that much! An Agent was AMAZED! Please correct, as this is absurd! Even neighbors drool with envy! Thank you very much~Dr. T.C. Silver

Eliminating tub in master bath and replacing with large shower. Good or bad idea?

IT DEPENDS WHETHER YOU WANT TO SELL IT!While there is no Law requiring a Tub, in terms of greater broad spectrum Marketability, people with children DO prefer a Tub. No normal parent I know of, puts an Infant in a Shower& IF a parent did, it would be with an older infant who was 'water comfortable' with the Parent 'Holding the Baby in Their Arms in a Gentle Shower' washing the Baby, while he/she was lovingly held, & felt Secure to All.Otherwise, it also depends on the Layout; how many other Bathrooms; etc.There are some very nice Combinations one CAN also Design Oneself, to include BOTH, if one can.

Hello-So the feature to add these is OFF right now/ I KNEW something seemed to be missing.And why ask me if I need a Re-Finance if the work is already done?You can say it is available if one needs...frankly it struck me as too assertive for this Site, as promoting self-interest (not mine). I hope you don't take me wrong. I assume you (as well want) support. As constructive feed-back, I found it off-putting & too 'pouncing' for my particular comfort level. I HOPE that is helpful to you. I also did NOT think that was the purpose of these Zillow Questions & Answers, since I did not ask about a Refinance.Thank you for whose who replied. Hi again-I DO know when the boundary is clear & legal. anything overhanging from an abutter's property, like tree limbs or flowers, are in you domain-and you can do anything you want with it.As for underground, I would go the legal route.They don't sound particularly 'folksy' or friendly, so DO investigate the legal part, and if it cost you more money with your lawyer, because they wouldn't respond, try adding the extra legal expense to the bill to them.Good manners can not be taught; yet the power of a court ruling for not responding, may make them more responsive in the future.

I have finished my basement to include a full bath. Can I now count the Square footage?

I assume it depends on local rules, regulations, etc. As far as I know, although (all with proper permits & inspections) in-law apartments, etc, although they DO ADD the the value & desirability of a Home, if they are at least 1/2 below ground area, while they DO give that extra square footage of living or library/recreation space, etc., they do NOT technically add to the square footage of a Listing. (One may, however, in SHOWING a place, Mention the Extra Square Footage, including the bathroom; ALSO for which they are not paying the above-ground square footage Taxation.) Also, for it to be legal, it may NOT have a STOVE; a microwave, and fridge, YES!At least that is in my area..Is it different elsewhere?FYI: These areas can also be ideal for both in -law suites,home-offices (with legal requirements) AND pure extra storage space, & SEPARATE QUARTERS for GUESTS. Long Term guests, like from abroad, work out especially well, in this fashion. Fireproof Doors are a necessity to Code here. I assume that goes everywhere, as well as an alternate Fire Egress, for safety purposes.

Realtor said I don't need a closet to call a room a bedroom.Will this kill a deal?Is it true?

As previous people have commented, it depends on how old the home is. I once converted a prior Dining Room from maybe 100 years ago, & sealed off the archway, giving it a door. Since it had 3 windows, but had no closet, I purchased a large & deep, Wooden 'armoire-type' closet, & placed it in an appropriate, while conspicuous place, in the room. When the official Inspector came then, it was he who counted the windows & mentioned need for a closet. When he spotted the large wooden one, he said something like, "Oh, this piece has plenty of space to hang clothes.It'll DO as a closet. And, yes, this is definitely now a bedroom."I am not sure he knew it HAD been a Dining Room previously.So, if it CAN serve as a bedroom, I do know from personal experience, that a free-standing closet can be counted.For whatever it is worth, in Europe & many other parts of the world, already built-in closets,drawers & dressers are built into walls. Yes, this IS the USA, however, my experience did indicate that a portable closet that can store as much as a regular closet IS a way of making a room a viable closet, UNLESS it is really too small, & is a large closet itself!Being 'Truthful' is the most important. If a room can easily be a bedroom, with (nowadays) an IKEA or other type closet...then 'be creative and do it,' especially if large enough, & it has a window or more. Good Luck!
