What is the normal % to welcome agents if you are selling by owner? Is it 2.5% or 3%?

As stated earlier, there isn't a fixed or standard commission structure, but you have to pay for services rendered, and that includes the selling agent if he/she located and sells your home to his/her client. Meeting their needs, wants and their budget.There is so much more to selling a home, (as in representing the "buyers") than just the showing, negotiation, and contract to buy. The legal and lending process on the back end that a Realtor handles on the sale on behalf of his "buyer" can be very complicated, and these days with so many new regulations, there is so much that can "upset" the sale. I know myself, I have to utilize systems that I have developed, so as to always be watching out for my buyers interests every step of the way. That is what I am paid for, by the seller! The "seller" does have a bit easier time of it on the back-end since its really just about packing, etc. Yet he/she then needs to "market" the home to find those buyers, both those buyers with and without Realtors.With HGTV and similar "educating" the public on the process, or the assumption that they are, so much is now expected. Plus advertising online, print, verbal, network, etc. is crucial in getting a home under contract these days, and you always have to stay on top of new trends since the public can be finicky, as we all know from the retail industry.Plus the seller does have legal responsibilities leading up to the sale of the property, so those always need to be researched and adhered to.In life "you get what you pay for", I have learned many times the hard way. : )Best of luck to you, and I hope you find a super buyer and that things go well!Michael ThackerRealtor[Hotlink removed by Zillow moderator.
