He came and took the photos for our listing himself and they came out amazing. Michael is so knowledgeable; he truly guided us and educated us on the process of selling a home. Bought a home in 2015 in Wickford, Dunwoody, GA 30338.

We live out of town and already gone to contract on a townhouse. We hired Michael to be our agent and representative in Atlanta. He was involved in helping us pick out our options as our home was built, he arranged inspections along the way, and was there when ever we had a meeting with the builder. Knowing that Michael's professional skills and knowledge helped to guide us through the whole process made the experience smooth, unstressful, and gave us complete peace of mind. Michael, displayed a high level of professionalism during each phase of the sale of our home in Cumming, Georgia. Michael represented us twice - as a listing agent and as a buying agent. In both cases he was extremely knowledgeable and helpful. Thanks to him we sold our $625k in a timely manner; then he helped us get a great deal on another home. I highly recommend him for any real estate transaction - I doubt you'll find a better agent.

Michael was extremely professional to deal with. He's straight to the point, no BS, will tell you exactly what needs to be done to sell the house. He made suggestions on what improvements to make to the house to make for a quicker, more attractive sale. While we did not address all of his concerns due to budget constraints, we appreciated his honesty and have no complaints in that regard. Even though he was out of town for the closing, he went over the contracts in explicit detail and provided excellent feedback on what was appropriate for things like financing contingency, termite repair warranties, due diligence period, etc. We got listing price for our house, so it's hard to imagine a much better outcome. His rates are outstanding and we plan on using him as a buyer's agent when we're ready to purchase our new home. Highly recommended!

I highly recommend that you use Michael Smith as your real estate agent. I recently worked with Michael to find a new home, and he helped me focus my search to areas of town that were best for me. Looking at homes with Michael was like taking a home inspector on every showing; he pointed out so many aspects of construction and maintenance that I would not have noticed and that helped me make an informed decision. After looking at several houses, I saw one that stood out from the others. Michael worked with me late into Sunday night to put an offer together for Monday morning. Timing was important because of the competitive situation with other offers. My offer was accepted -- thanks to Michael's guidance in how to structure the offer -- and we began the due diligence period. Michael directed me to an excellent inspector and other contractors to provide estimates for needed repairs to the home. Because the inspection revealed some significant problems, we entered into a tense negotiation with the seller and listing agent. Michael handled the situation with grace and aplomb, and we were able to reach an agreement with the seller so that the purchase could continue. During the time we were looking at homes, Michael gave me lots of advice about becoming a landlord (I had decided not to sell my previous home), which has been crucial for me as a first-time landlord. Michael's knowledge of real estate in Atlanta is unparalleled, and he takes great care of his clients. Although I hope I won't move again for a long time, I have no doubt I will ask Michael to be my agent next time around.

Poor communication skills, hard to reach and unresponsive. His responsiveness and communication amazingly increased the day I notified him that I decided to use the services of another realtor.

Occasionally in the real estate business the agent and the client are simply not a good fit, and the two agree to part ways amicably. I thought that was the case here, but since he has chosen to vent publicly, I feel obligated to defend my business and my reputation. The reviewer had no complaints until he sent me an email wanting to cancel the listing. Over the 56 days his home was listed it was shown to buyers 25+ times. The feedback was overwhelmingly negative – a visible 4-lane road behind the home, excessive road noise, needed updates, too small, power utility box in the middle of the front yard, etc. The reviewer did not respond to any of my many emails concerning feedback issues on his home. His wife become upset at the negative feedback and asked to no longer get feedback on showings. I regret that he was unhappy, but I am confident that my good standing as my firm’s #1 agent more accurately represents the experience with my hundreds upon hundreds of satisfied clients.

Sold a Condo home in 2013 in Atlanta, GA.

Michael listed our home in Dec which is a bad time to sell. We received an offer within 2 weeks. We thought it was a bad offer, but Michael explained that it was a good first offer. We told him our bottom line and he negotiated a price above it. He is very proficient in contracts. He spotted several items in the offer that would delay the process or give the buyer an "out". He made certain that they were clarified. We closed on the home yesterday 1/22/14- 6 weeks from listing to closing. Michael charged 1% commission which is why we sought him out. However, he gives the service of a full price broker. We will be contacting him to sell a rental property we own.
