Understand your concerns..but remember zillow is only 1 tool (and Zillows own disclaimers talk about their own lack of accuracy rates). If you are getting low offers it is Not because of what is in Zillow. Every agent has access to the MLS and the accurate pricing, sales history of your home. The 4 things that determine whether or when a home sells are the market, the neighborhood, the condition and he price. Of those, you only have direct control of the condition and price. Hope things get better and your home sells quickly.
I would say as early as end of March-beginning of April... Most rentals that aren't renewing should be posting by then. We have the same type of scenario concerning rental properties for our Military Officers coming into Leavenworth for their 1yr classes.. normally run from Aug-Jun. They start looking in mid-late Feb for their June rentals...Bottom line: You can never start too early!
according to one of the lenders I work with; it shouldn't really be a problem. Since it will be an investment property, you will require more down than an owner occupied, but i am sure your bank overseas produces bank statements, etc.... and the required forms/docs...
remember; "Zestimates" are just that... "estimates".. they hold no official weight or value. KS is a closed record state, so the sales prices of homes (which could be one of the input factors on Zestimates) are not as readily available as in other states. When it is time to market your home,a REALTOR or an appraiser will assist you in determining the market value.Bottom line: don't worry about what the zestimates are saying... it is for informational use only. Zestimates are just that.. "zillow guestimates".. KS is a closed record state and normally the sales prices are not published publicly. remember; Zillow information (zestimates) are just estimates and "best guesses".. KS is a closed record state which means there is alot of information not available for sites like Zillow. I don't think people looking at homes take all the zestimate information as gospel, nor should they. Realtor.com and an agent can provide them with the best information as far as listing prices and area market stats.
Often, properties once listed with an agent, are put out on Zillow by syndication via the agent's company and any additional web marketing they use. IF your agent is an active Zillow user and actually manages their Zillow listings, they can do a search of properties that they have listed and if yours shows up, they may be able to claim it. Most likely, there will be 2 listings for your property (your original and then theirs that has been uploaded automatically). Good luck and hope your home sells quickly!
Many real estate issues (closing costs, warranties, etc) vary by locality. In my area (the KC area) closing costs are normally paid by the buyer, BUT often it is part of the negotiation of a contract. Often, the stronger (better) the offer, the likelihood of asking the seller to pay a portion of the buyers closing cost is viewed on favorably by the Seller. Remember, it never hurts to ask...
