You might also try creating a Postlet. This allows your home to be syndicated to Zillow and several other sites. From your Postlet you can also create a nice looking Craigslist ad as well.Good Luck!

how far in advance should my realtor post an open house for my peoperty?

No more than a week. If you post the OH in the MLS at the beginning of the week then this gives it time to syndicate to various other websites. Post in MLS and any other website your agent is using, i.e. Zillow, Postlets, Trulia, etc...... The more online exposure the more live traffic you'll get! Good Luck!

How do I remove my listing zestimate, it appears to contradict improving market?

Answer
Zillow uses a proprietary mix of data to formulate it's zestimates. Some of this data (tax records for example) are a month or two behind reality. So it's entirely possible that zestimates could lag slightly behind an improving market.But my question is - where are you seeing the market improving?

Do You Recommend That Seller's Hire An Inspector Before They List?

I love the incentive - thanks for posting.I am closing a listing now where the seller did their own inspection. They made most of the repairs prior to listing but weren't suprised when the buyer asked for a couple big ticket items to be fixed. They made the repairs without hesitation. It was a win/win.

Can you negotiate price on a newly built home?

Yes - absolutely!Builders are negotiating however thier preference is to give you closing cost and upgrade concessions. This way they don't erode the value of the home you are trying to buy as each new buyer comes in and chips away at the price. I'm finding that savvy builders are padding their pricing to allow all buyers to get a little something off the price and some other concessions, i.e. garage door opener & remotes, window screens, all appliances, back yard landscaping and fencing - I find that these are the easiest things to get.

When do you see appreciation coming back to home prices?

Answer
Inflation first (see your local gas station), market resetting then perhaps appreciation. If history is a guide then inflation could very well cause home prices to rise significantly. We will see........

Can I list my own real estate that I have for sale without a realtor?

Yes.I would suggest going to www.postlets.com and creating a Postlet for your home. This is like a standalone website for your home that allows you to upload photos, video, etc.. It will also syndicate your home to various websites including Zillow (it's owned by Zillow now actually). From the Postlet you can create a craigslist ad and a QR code for smart phones as well.

Why is my home not listed on Zillow even though it's on the MLS? 236647

Answer
Because your agent is a techno-slacker.......or it could be that it just hasn't syndicated yet. But syndication shouldn't take more than 3 days.In most cases the individual agent has to cause their listings to appear on Zillow. You're agent can pay to place the listing directly onto Zillow or simply upload the listing to Postlets and then it will be syndicated to Zillow and other websites.
