The bankers I've spoken with that had tightened up their guidelines and restrictions over the past few years and who weren't loaning out as much as they previously had are now starting to loosening things up again and have capital on their books to loan out. Also, as Fannie & Freddie loosen up their guidelines these banks will continue to add new programs. So in my area, there are plenty off banks loaning money to folks with 10% down, where this wasn't the case just a yr ago or so and I can see why someone or likely ore people would have this question.Good question poster! Yes NTETS, slightly old imo, but that's ok. In fact, I just ran into some folks who have been looking to buy a home on and off for the past 5 years who are glad they waited and are ready to buy. I'm simply offering services to these folks in case they are in a similar situation, or any number of situations that they may be in where they are still looking. If they have bought, changed their mind about buying, or don't need my services for any other reason that is fine. My posts are simply meant to be relevant and hopefully at least a tiny bit helpful. In the future, I'm ok with you simply ignoring any post that isn't relevant to you. On the other hand, if being negative and depressing works for you than please continue. I agree, and I also don't presume to know what they are thinking or what their current situation is, if things have changed along the way, if they aren't even buying or maybe have already bought. My recommendation was to put in an offer with a professional that suited their needs. I think the buyer will be able to achieve their wishes and work this out with the seller. I don't even service this area so not trying to pull whatever you are talking about. Just trying to be positive!Good Luck
