Hi. I am Monique Flores-Pelham, native Texan, local homeowner, and proud spouse of my army veteran. My roots run deep in central Texas and so does my knowledge and experience of real estate. Bought a Single Family home in 2013 in Killeen, TX.

Monique is very skilled in assisting deployed personnel in purchasing property. Through email and phone calls, I was able to custom build the house that I wanted and the finished product was beyond what I could have ever hoped for.

Property manage a Single Family home in Killeen, TX.

Mrs. Pelham is exactly what I expected of a realtor as an aggressive buyer. She not only formulated a plan to show me homes based on my personnal preferences, she drafted and submitted every proposals in 4 hours or less. In the case of my final choice, she assured quick turn-around for all counter-offers. Best of all, She worked around my schedule and not the other way around. Certainly her flexibility is a reflection of her understanding of military way of life. I say this because She also managed my property while I deployed in 2009. I PCSed to Washington shortly thereafter and my entire experience was the stress-free move I had ever experienced. She worked to secure a new lease for my home in Texas and refered me to a Soldier friendly realtor in Washington. She has kept my Texas property in pristine condition to date and always under a lease agreement without a single break. I certainly hope she is able to do the same for my new property in WA as I will undoubtely benefit from her work ethics, particularly her aggressiveness as my realtor.

Bought a Single Family home in 2009 in Austin, TX.

Monique helped us purchase our first home. We were living in South Austin and liked the area, so we asked her to find us a house there. We visited locations that she recommended before finding the homes in the Southpark Meadows area. We made an initial visit in late 2008 or early 2009, and although we liked the homes, the asking price was a bit too high. In addition, the developer's representative was a bit irritating and after our first encounter with her I was ready to continue looking elsewhere. I told Monique that going forward I didn't want to have any direct contact with the developer's rep, and Monique assured me that she would handle all necessary communications. Honestly, I didn't think this would be an issue because we were so far apart on the price.

After a couple of months or so, we got a call from Monique indicating that the developer decided to meet our asking price. From there, things went exceedingly smooth. I gave Monique my schedule for availability and she handled the rest. We got an exceptional rate on our mortgage, which she helped to coordinate, she was able to negotiate the maximum discount points to ensure that we paid as little as possible during closing, and everything (signings, walkthroughs, etc.) revolved around my availability. Best of all, I was able to use Monique as my focal for all things related to the purchase. It was true one-stop-shopping. She was able to answer any and all questions that I had at any point in the process, and as a first time buyer I required very detailed answers as this was a learning opportunity for me.

Since then, I've heard my neighbors describe their buying experiences and they seemed to have worked much harder than I had to. In addition, I feel like they missed out on some areas that could be negotiated in the buying process...areas that I definitely didn't even know were open to negotiation until they were raised by Monique. It makes a huge difference having someone with Monique's expertise working and negotiating on your behalf.
