Srey,Zillow gets upset wtih me when I say this, but I am for the consumer because it is he/she that pays me and exect that Zillow's primary goal is to serve the consumer most accurately. Having said that, Zesitmates can be accutately inaccurate (and understandably so when u understand how they get info - yet in some neighborhoods they are quite accurate) as can list price (as one never knows who input the info - it could be a disgruntiled neighbor).Frankly, as with the financial markets the internet can never replace the local represenative who can serve you best and can often paint an accurately inaccurate picture.Enough of the negativity, contact a local realtor who may cost you $2k or so (if the property is not currently listed with a Realtor where then you willnot be paying a fee). My question to you would be . . . would not the investment of possibly $2k outweight a potnetial wrong decision that may cost you $20K. Economics 101 teaches us "there is no such thing as free lunch!".Skimp now, and possibly pay later.

Overall (Realtors) our experience with Zestimates has been (and rightfully so) devoid of current conditions of a property condition and has reported lower than actual market conditions. If you are looking for a professioanl wtth on the maret estimate I would offer u the broker exoerience of our East Brunswick olffice.In closing, the result of my candor,which is in the best interest of the seller. Sdeamorin, If you want to "hide" it because it is inaccurate, well you are SOL . . . but a good agent will eduacate the buying public about the inaccurancy of online portals. If you want to "hide" it because you believe your home is worth more than can be determined by public records, then again you are SOL, because there is no hiding from reality . . . it is what it is! Welcome to the wonderful world of Zestimates! Most often I find myself having to educate buyers that the zestimate are lower, than current real value . . . what a relief (or maybe not) not to have to argue that point!
While I am not familiar with the North Jersey MLS system, I do know that it would take a Real Esate agent here just seconds to access the county records to answer your question . . . therefore, I might recommend that you contact a local agent for "no obligation" advise. Dear Sunny, I state the facts as I have experienced them . . . and have no alterior movtive to state otherwise (as gaining business is my ultimate goal) . . . my business is to create new, positive relationships with potential sellers and those in the undustry as oppossed to adverse relationships which you appear to be advocating. MULTIPE OWNERS HAVE TOLD ME they did not POST THEIR HOMES for sale on Zillow and most were very upset. Perhaps, it's the husband without the wife who choose to do so just to feel out the market (or visa versa). I suggest you become more familar with the Zillow and it's accuracy to ensure your job security before vomitting on the general public with unstantialed advice.
Tapper,You can manually input your home on Zillow and similar websites, but it may save you some time and energy to hire a FLAT FEE company that will provid you with exposure on multiple website for a fee of usualy $395 or $495, plus that of the local MLS. This will provide you with the opportunity to sell your home via a buyers agent a 2 or 2.5% rather than the traditiona 5%.In full disclosure I work for one such company, but do not cover your area. Howvever, as with traditional RE companies, not all FLAT FEE comapnies are alike.
