Listing agents may price the property according to their seller's needs/wants, but that doesn't not ncessarily mean thiat this the "market value" the bank will accept.The positive here is that the listimg agent should disclose the bank's minimum requirements (as with the backlog of short sales this is info that is hard to get) based on the past failed deal, which shuld provide you with a guideline. Of course, making a cash offer with no contingencies, will sweeten the deal with a bank and quite poissibly lower their acceptable price. [self-promotional post, removed by moderator]
Terry, As a REAgent I share in your frustration. For some odd strange reason, no matter what us LOCAL agents have to say and no matter what applicable data in writing we can provide, the info the buyers find on the internet appears to take precedence. As a result, I often educate both my buyers and sellers as to the pluses and minuses of online portals. (my 8 years as a computer engineer often helps the situation, but not always). In addition, buyers appear to be taking the "national" data and applying it to NJ and will walk away if they cannot secure a home at 10 to 15% less than list price despite the LOCAL input . . . a conundurm that we all are feeling the pains of . . . hang in there, the right buyer will come along . . . but in this market it may take some time. elipe, With all due respect, sounds like you might be reading too much into the replacement of the beams. My own Mother was constanty replacing items in her home that didn't need replacement, but she needed a new project to focus on out of sheer lonliness and love of her home. Finally, I said . . .. STOP . . . I can't deal with coming home very day and finding the house renovated yet again! Let your home inspector make the final determination, but by all means bring it to his/her attention before the inspection to ensure that they give it exta focus.
