Wendy, Zillow's ZESTIMATE may not take into account the upgrades or improvements you've done to the property... it is based mostly upon recent comparable sales in your area for similiar square footage. The best way to let people know what improvements have been done is to use the CREATE AN ESTIMATE feature (a link to Create An Estimate is located on the right side of the home's detail page).So, after you create your Estimate, you can elect to make it public and allow others to see and take into account all the upgrades and landscaping, etc, that you have done for the home. And, remember, home prices often fluctuate up and down based on what recent sales are happening in your local real estate market!
John McGeough over at Coldwell Banker sent me an e-mail response stating the additional square footage (total square footage for home is 1,957) is from a master suite that was added onto the property.Also, the MLS states the previous sale, in 2004, had a square footage listed at 1,957. So, perhaps Marinshopper's post below is correct in that there may have been no new construction to the home since 2004 (since the master suite was probably added prior to the 2004 purchase).
I'm in Marin County, just north of San Francisco across the Golden Gate. I keep tabs on some areas in Texas ... quite a few people I know have moved out there. Glad to hear you are enjoying it in Texas. Maybe I will end up with a property there at some point! =)
I'm a Realtor in Northern California (San Francisco area) and I am trying to get a good idea of the Humble/Kingwood/Atascocita areas. I notice your Sale Price is much higher than the Zestimate, so I figure you have more knowledge about these neighborhoods.
Looks like you have a great corner lot! Hard to tell what kind of curb appeal you have with just the Aerial Photos, though. With your current MakeMeMove Price pretty close to the Zestimate, you will probably entice more responses from potential homebuyers with some photos of the home. I'd love to see some photos! My office is close by in Wikiup and I might have some interested clients.
