Whoa folks!  Lynching and judging went out a couple of generations ago.  Although I am a lender, I cannot do my own loan.  I thought many times about posting my personal mortgage on Zillow, but then why not?  Why not get the best deal the same as we all quote for others.  Are we not entitled to have the mortgage industry "bid" on our mortgage like they do for our customers?  The thought of going to people I know and reveal my personal net worth was something I was not comfortable with. I don't need "inside" information from anyone here.  I have many years experience in this business and have done extensive training in DU/LP, Encompass, POINT, FHA, VA and marketing.  I have made quite a few friends on Zillow from other states.  I quote Provident and Chase and ING just like the rest of you.  It is no secret.  We all know Provident is difficult but great for quotes!  I don't need advice, thank you. I think those of you that have a reaction to this whole thing better do some soul searching.  I just wanted to refinance my loan anonomously.  yeah, I publicized ray@goodfaithfinancing.com.  It sorted out the serious from the bait and switch.  Made a few thing twice about even wanting to deal with me.  Funny how one guy, Bill Brett, sent me a GFE even though he saw my mortgage industry affiliation.  To me, that says VOLUMES about Brett, his aggresiveness and his personality.  He didn't tell me where he is locking me nor did I ask.  I know what I should get and if needed or if asked, I would tell who I am. Whoever Tammy is, she sounds sweet.  Sent me a polite email about responding.  You see I don't read blogs.  I am working and being a dad AND trying to refi my home.  Thanks for contacting me Tammy!  As for the rest, I forgive you all.  It is a tough, competitive business and nerves are strained as we try to support our families.  If anyone is still steaming, call me.  I am easy to talk to and I don't curse.  (954) 840-7192. Good luck to you all and may God Bless all of us in the mortgage business with an end to this foreclosure mess. Ray  p.s.  I guess my refi goes to Brett.p.p.s.  If anyone says I left negative feedback, THEY ARE A LIAR!  I understand the importance of feedback.  Our customers will do a good job at weeding out those who want to bait and switch and post bogus quotes.  Not my job!

I hear you.  In the end, we try to make the decision that makes sense to us.  Right or wrong, my intention was not what people thought.  I knew there would be some dropouts when they say my email address. For those that were steamed or felt violated, I sincerely apologize.  I did speak with Tammy.  Had a good conversation.  She told me about rogue lenders that pose as customers just to put negative feedback.   It has crossed my mind, but what can we do?  Not talk to them?  Not send a GFE?  Not attempt to "bond" with the client with conversation?  Sorry, but those rogue lenders by virtue of the actions they take to smudge our ratings, that immaturity will lead to their own downfall. Thanks for the feedback and I will probably call Linda personally if that helps.

Fishy to you but not to me.  You guys refuse to consider I just might be telling the truth.  So be it.  I did what I could to explain.  I can't convince everyone.  However, I will tell you this:  If the motivation for these rogue lenders to post a fake quote is to smear your ratings.  No one will be able to say that about me.   You guys and ladies have a great day and peace to you!

Greg, I appreciate that.  I do stand by my rates and costs.  I even had to close a deal last month at a profit of $18.  I do a fair share of deals per month and can afford to eat it if I make a mistake.  Right now I am still quoting 6.0% with $995 lender fees on 90% $250k loan.  I have to give up some to pay for processing.  however, if you multiply that times 5 or 6 loans, it is money I don't plan to turn away because I insist on making 2k, 3k, 4k, 5k like the old days.  In addition, I have 5 or 6 customers out there referring non-Zillow customers to me that I may be able to make a little more on. By the way, you seem to be doing great on Zillow.  Your rates are lean also. :)

Some FHA criteria is: 1.  DTI should be no more than 42%.  Computer approvals will allow some flexibility.2.  Credit score should be 620 or better.  Lower scores will still approve but with higher rates.

As a Florida lender, I suffer with declining home values.  As a prospective buyer, this is the situation you want to take advantage of.  I like Cape Coral, Florida.  This area was booming 2000-2005.  Home prices are ridiculously cheap.  Weather is great year round.

New Zillow Quote Template
The new template has many significant changes.  What are some of your thoughts on the new template?  My early impression is as I Florida lender, I know the calculation for many of the state specific taxes and fees.  Some out of state lenders will not know them, the same I don't kow the state specific fees for Va or NY.   If I calculate and quote all the State of Florida fees and some out of state lender just quotes his/her lender fees, my fees will look significantly higher than others.  Thoughts?

I agree with you Gregorio.  FHA financed requires a detailed explanation or your GFE will look loaded with fees.  I am going to see if there is a way around that or we will all have to explain the UFMIP.
