Need some advice on what to do in order to be a first time home owner.

Answer
Prior to making an offer to purchase a home, it is important to know that you will be able to qualify for a mortgage loan, and also what price range will be comfortable and possible for you. Rather than look for homes and have them sold out from underneath you before you are in a position to make an offer, it is best to get prequalified for a mortgage loan and then start your search process. Also, prior to starting your housing search, be sure to select a good REALTOR® to serve as your Buyer's Agent.

Boston condo/9 wks /no offers???

Answer
If you hired a good REALTOR, then it would be wise to listen to what your REALTOR advises. Many sellers think they know how to be a REALTOR. Hmm....How long is your listing contract for? Why not lower the price and keep it listed for best visibility?

Buyer is asking for a paint credit

Answer
Perhaps these things arose after a home inspection? Waterproofing/sealing, or painting a deck is considered surface protection and some types of loans require that all outdoor surfaces be protected.

Relisting- New agent new price. Can I eliminate previous listing history info?

Answer
Once it is on the internet, it can get spread to many places -- third party site will pick it up, and then it will get spread from there, and so on, infinitum. You can try tracking down the webmasters for each place you find it and ask each webmaster to remove it.

MLS MY HOME.COM

Answer
It sounds like you should have use a REALTOR and gotten into the real MLS. A REALTOR is licensed, is bound by the REALTOR's Code of Ethics, and could add your property to the real MLS.

if i post my home i FSBO will i be in MLS also

Answer
No. The Multiple Listing Service is a data base for professionals who have been licensed and pay the fees to belong to the local real estate association, which hosts the MLS. There are professionals (not volunteers) who maintain this database and make sure things are done in a legal way, so this service is not free.

Can a land contract include a home on the land as well?

Answer
Yes absolutely. A land contract is a situation where a seller, rather than a lending institution, holds the financing for the buyer.
