sounds like it could be a VA loan ( 100% and no MI) ...but other than that I don't think they exist anymore...didn't the client look for a loan with no MI. All FHA loans have MI.
I agree with Clay - it is really up to the lender and especially if you are brokering it might be a bit tougher. Best case scenario...I took a loan application on a Monday and closed on Friday. Not all loans go that quickly and it also depends on the cooperation of the borrower ( getting correct documents on time), closing attorney - can they close that quickly, appraiser - can they appraise and turn it around in 24 hours? I hope all goes well for you in your quick closing!!
Unfortunately it will be very difficult to get approved with scores in that range. The bigger question would be is why are your scores so low? What is there that we can improve to get you in the range that you need to be at? Has someone reviewed your credit with you lately?
If you are a first time homebuyer in Virginia we have the FHA VHDA Plus program with 101.5% financing 96.5% 1st mortgage and a 5% 2nd mortgage. There are income and loan qualifications. Are you in the military because that is also your other option with so many military here we do alot of VA loans as well with 0 down.
