The only advantage of getting a short sale is getting a better deal price wise. If you have knowledgable buyer's agent who knows market and can interview knowledgeable short sale listing agent they can help you eliminate listings with green short sale listing agents who not only can not complete the short sale but who will not be even able to answer basic questions when asked. Always pick reputable short sale buyer's agent and check their references not only their designations but also how many successful short sales they have taken on and how many they have completed as listing agents. What you will get is someone that understand ins and outs of short sales when representing you as buyer's agent and can determine if short sale has been approved, what loan seller has (this will determine how much you can negotiate in credits if any), where seller is in the process, are there any liens especially IRS liens, make sure that home does not foreclose while under the contract, and soo many other items too many to mention. Your buyer's agent will be detective/agent keeping an eye on a ball anticipating what can go wrong and address it before it happens. This is not your average realtor. If you get one of those real estate brokers who are rare species make sure that you treat them right and be patient because he/she will be doing everything and beyond to to make sure that listing agent is doing their job also. This person will be spending enormous amount of time on your one deal making you money so keep their number and give them to anyone you come across.One more important thing to mention is that your buyer's agent may not be making their full commission by representing you because banks many times do not provide full commission to buyer's agent or greedy listing agents decide not to share far share of commission. Be smart and offer to make the difference.Not only that this person will be working 3 times harder for you, encountering sleepless nights but he/ she will also be compensated less.Realtors who are seasoned and who can pick and choose who to work with are the once you want and they will without doubt be particular about their time.What you will encounter most often is big teams where successful realtors are hiring newer agents (buyer's agents without much experience in real estate little less short sales and they will be representing you). Your chances would be slim to none to complete sale. You will be getting McDoanld's burgers and being told by real estate team leader broker you are getting angus steak. Have you heard of a transaction coordinator fee?

Your real estate broker needs to return your money and owes you an apology. His/her behavior is unacceptable. Were you aware of this fee when you signed listing agreement?If you have not signed anything during the listing agreement specifying that you are going to pay for transaction fee you need to call your broker and tell him that his/her behavior is unacceptable and you will not pay extra fees that you have not agreed upon.Please remember that an agreement between you and your broker is negotiable between you and your broker and that we in real estate industry do not have set commission fees.All fees are negotiable and they should be in writing when you signed the listing agreement.You should have also received approximate net out specifying what your net out will be at certain price and also in the net out you should have all of the fees involved with the transaction. Natalie Arndt

Should I get a drive by appraisal

It depends on the home and the comperables that they are using. Does this home have a lot of upgrades or is it damaged ugly duckling inside even being 2 years old? Being a buyer I assume you do not want this home to appraise very high. If it is all upgraded inside with fabulous view in the back your home can appraise more with appraiser going inside of the home. If it is damaged, or plain dirty with ugly backyard, no upgrades sure let them go in since that can affect value.Natalie Arndt BS,MA, CDPE, CDRS

Is there any help if I have considerable negative equity on my FHA loan?

Your situation is unfortunate but if you are not experiencing hardship and you are not able to make payments on your home you will need to ride out this market.If you are experiencing hardship and you need to sell the home than short sale is a possibility. Short sale is when home owner owns more on the property than the property is worth and the bank is willing to accept the loss.If you anticipate you will not be able to make mortgage payments in a near future it will be imperative for you to contact real estate broker that is experienced in short sales. At least I suggest you look for following designations: CDPE, CDRS and even than you might not get someone who knows what they are doing. You need to make sure that they are not outsourcing short sale to third party and find names of their clients they helped and get their phone numbers so you can talk to them.Only 20% of short sales go through while 80% fail and one of the main reason is realtors who do not know what they are doing. How do I break up with my realtor?

Why do you believe the other agent is a better fit for you?Your realtor did something that very few good realtors do, kept in touch with you. He obviously helped you purchase your home and it must had been a good experience since you are still friends with him. This could be a a case of your friend being honest with you about the market while the realtor you do not know have given you rozy advice because after all you are just a client. Dan gave you a good advice. Ask from both brokers list of homes that have been sold, are in pending, cancelled, withdrawn in the last year. Some realtors have too many listings and they play lottery game and unless you find out how many of those listings have ever sold and at what price you might be misinformed that #1 agent in your town takes 100 listings, fails on 50, closes on 10. Yeah they sell the most but they also fail the most.Check your facts and if both agents look the same give your friend a chance!

Our American story today is a story of uncertainty and that permeates collective consciousness of our nation.We as a nation have bought of and idea of exponential growth when it comes to jobs, as well as real estate. Today people are scared and fear is a powerful emotion, fear of losing jobs, fear of your home value going down, fear of unknown. There are marvelous opportunities today in many areas of our lives:opportunity to help others, educate people about real estate as a long term investment, form support groups of people who are affected in different ways, help home owners who might be going through foreclosure by educating them what their options are and most of all love all human beings we get in touch with.Natalie

Is it smart to ask a homeowner if they want to sell their home?

YES AND NO.The seller might be willing to sell home for a whole lot more money since you seem very interested to the point of going out of your common way to look for home.I am confused you do not want to work with real estate broker but you are asking real estate brokers to help you work on your behalf.I am from Wild Wild West Albuquerque NM and I do not know how you real estate brokers operate in New York.Are you all doing real estate as a hobby these days? How much home can I afford?

There are many options available to you. Also depending on your profession there are certain loans that you will be able to utilize. My husband is a physician and most of my clients are  in Medical field and I have helped them locate Doctor's Loans.Also my advice to you is to rent first if you can, so you can decide where you would like to live in Albuquerque for sure if this is your first time moving to our City of Enchantment.Call me to get the names of the best of the best.Natalie Arndt BS MA
