Too much inventory right now, not enough buyers. I believe the average is still around 92 cents on the dollar as per the market value (appraisal number).

Paul,Do you have a TH in Sterling you need to move? 250K+ homes in that area are moving a tad slower than under 250K, but they are still moving. If you want to provide a neighborhood or sub-division name, I would be happy to send you the recent comp sales so you can see prices and days on the market.There is a lot of inventory out there right now but homes prices competitively are still selling...Let me know if I can be of assistance!Nathan
