RIDICULOUS Homepath Counter offer

Answer

I would class that as ridiculous in my opinion as well and I've sold a lot of homepath homes. They sometimes ask for a larger deposit if the buyer is an investor or cash buyer. Not for financed offers. I have never had a seller (whether it's a bank or person) ask a buyer to switch away from an fha. That's a new wrinkle. It sounds to me like someone on the home path side may have made a mistake. I would ask your agent to really do some digging to see what happened here. Just doesn't make sense to me. Best of luck to you.

my landlord wants to sell me the house and will finance the deal, is that possible?

Answer

Yes, that is possible. I sell many homes with owner financing in the Orlando area. I would advise having someone in your corner. Either a real estate agent who is very familiar with owner financed transactions or possibly a real estate attorney. Having someone to advocate for your best interests could save you a lot of money and trouble. Best of luck.

My homeowner is listing this house, do I have to allow access for showings? 1 yremaining on lease.

Answer

Your lease probably says you need to give the owner access to the home with a reasonable amount of advance notice. Which is usually understood to be at least 24 hours notice. The other way to look at this would be from the owner's eyes. What if you bought a home and rented it out. Then when you want to sell the home the tenant told you they won't grant access to show the home. In essence a tenant would be telling you that they won't grant you access to your own property? You may want to get qualified legal advice about this subject. Just Google a local real estate attorney and go have a chat with them. Then you'll know for sure.

Best Place To Get A First Time Home Buyers Loan ?

Answer

Hi,A few of the things you want to start with would be to contact a trusted local Realtor who can give you some guidance and the benefit of their knowledge and experience. I happen to know just such an agent. :)You also may want to look into getting pre-approved for a mortgage. This has the benefit of helping you to figure out how much home you can afford and how much home you're qualified to purchase. You should also start doing some driving around the area and check out the communities and homes that you like. This is a subjective thing and only you know what homes or neighborhoods you like. Let me know if you have any other questions. I'm happy to help.
