I would avoid dark colors - though red is very appealing in the dining room and creates drama.  I would stick to neutral light colors for the other rooms.  But, if you don't mind painting it again when you are ready to sell, paint the colors you love and enjoy your home.

Yes - you should put it in the lease because the liability insurance only covers the property and not their stuff in case of flood, fire or theft.
