Hello,If this is for a new purchase, and you have a Realtor, I would suggest they leave out some comps supporting the value, especially if there is a concern with the numbers in your neighborhood or area.Whether the appraisal is for a refi or purchase, its a good idea to type up a quick 1-page summary showing any improvements you've made over the years (especially since the last MLS-recorded sale), and any amenities that set your property apart from your neighbors.  Appraisers are good at their jobs, and know how to spot most value-adds.  But it can be helpful to point out features that aren't as obvious, or that are out of view (new roof, extra insulation, etc.)Good luck

Zillow just displays the asking price the owner lists, either from the MLS, or by-owner.  Any negotiating of rent will be between the tenant & owner (or property manager).The Zestimate is just a best guess, based on similarly sized homes in the nearby area.  The values can vary greatly from home to home, and street to street, so take that value with a grain of salt.

Hello,There are a lot of variables that go along with a real estate deal, so without knowing your area, property values, etc. it would be difficult to give a proper response.  But if the $42k purchase price is appropriate, and you put everything in writing, it seems like it would be tough to be 0% finance terms.

Hello,The status shows Not For Sale on the upper left of the listing.  Zillow pulls property information from several sources, including tax records, previous MLS data, and owner-supplied data.  From the photo they are using, it appears they are getting the bulk of this listing info from the previous MLS listing in 2009.Hope this helps.

Long Answer: Zillow's estimate is just that - an estimate (a crude one at that!).  They pull this information from the most general of sources and the resulting numbers should be taken with a grain of salt. If anything, this estimate emphasizes the need for a professional Realtor to come in and give you a proper market analysis.  Each property is different inside & out so it is impossible (and impractical) to blanket areas with the same algorithm used to come up with values.  Short Answer: If you want an accurate valuation for your home, contact a reputable agent.
