He got me into my dream home for an unbelievable price (almost half of what the previous owner had paid for it just 4 years ago and far less than any similar homes in the area).
SHORT SALE GURU- I wanted to buy a short sale in a downtown condo. Several previous buyers had tried to purchase (including cash offers), but Bank of America and another bank with a second mortgage had shut them down. I turned to Nick because of his expertise in short sales. He previously worked with San Diego's largest short sale sellers' firm. His experience on the other side means he knows what the bank is looking for and what the bank is going to do. Buyers, like me, will benefit from his knowledge.
GAME PLAN- From the beginning, Nick explained the process and laid out the appropriate action to take. He helped me craft an offer that he thought the bank would accept and provided the bank with justifications for a price much lower than previous offers that had been rejected. He prepared offer documents that same afternoon and got it to the seller that same day. Nick helped me get financing (which was tough because the building I wanted to live in was ineligible for many loan programs because it was a new building where the developer had sold less than 50% of the units. Nick also structured the deal so that I would not get stuck with thousands of dollars in back taxes (unpaid by the previous owner). He also helped to negotiate with the Home Owner's Association to avoid paying thousands in unpaid HOA dues that Bank of America and the seller refused to pay. Perhaps most importantly, Nick encouraged me to stick with it during very frustrating moments. The end result was getting the deal done at the price he promised.
TOTAL COMMITMENT- Nick promised he would do everything necessary to get me into my dream home. There were days where Nick worked nonstop to make this deal happen. Nick knows what he is doing and always pushed the deal forward. Nick is eager to make sure the deal happens. More importantly, he's honest, straight forward, and has a great sense of humor when you need it the most. He's also not afraid to tell you that you are wrong, misguided, or about to do something that might screw up the deal. Nick and I were drove a tough bargain with the bank, but he held me back on a couple of instances on things that would have killed the deal.
MILITARY FRIENDLY- Nick managed this whole process while I was deployed. He responded to emails in the middle of the night (California time) and worked with my family in my absence. The distance and inclusion of family into the deal made it more complex, but Nick made sure I was informed and kept everyone on the same page. When Bank of America responded that we had to close in 21 days while I was still gone, Nick made sure I was well informed and helped my family members to close the deal in my absence with a Power of Attorney.
Making a short sale work is tricky business requiring complex negotiations, deft strategy, and the ability to constantly push forward on an uphill battle.
