Nick has been a superb agent for us, both in buying a new home and selling our old home. He is knowledgeable, responsive, and genuinely cares. Not to mention his excellent negotiating skills! We have two children that can be a handful at times, and because finding a sitter every time was difficult, we often brought them with us. When we first began our house search we tried a couple of different agents. All seemed to be somewhat put off that we brought our kids. Not Nick. He was friendly and interacted with them beautifully. They just loved him and looked forward to seeing him. So that helped us to concentrate on the task at hand, which was to find the home that was right for us. And we did. We can't thank Nick enough!

My situation is a little different. I am a out of state buyer who has become completely obsessed with watching the Lexington/Nicholasville market as we search for a home. Our plan for the last five years has been to move to Lexington now. Even though I already had a buyers agent I used Nick's site to view listing with the greatest of ease. I even corresponded with him to let him know how much I liked his website. He respected the fact that I already had an agent and appreciated my loyalty to her. Class act.

This is the very best service you will find! Great site, great dedicated people! The web site is awesome as it allows you to build favorite lists that you can base by area, school district, then you can compare the houses easily before you even go see them. On the bottom you get maps with bird eye view, streets, street view - that was very important for me as I needed to find a house in particular school district.
There are also links there to dedicated financial officers who, and this is no exaggeration, will move earth to close the loan for you. You will be well served to use this company.

Nick Ratliff went over and beyond his duties as a real estate agent. Because of him, my family was able to move directly into our new dream home, at a great price, with added house perks, from over 2,000 miles away, within a 2 month period!!! Plus, he knows the Bluegrass community well and lead us to all of the places and things we love. He's such a great, over-all person.

Nick is great, but he pushed me off onto someone else he works with who was aweful. If I was just working with Nick I would have been very happy as he was very easy to deal with but the other person who he forced me to work with after I specifically contacted Nick and started the process with Nick was dishonest, rude, pushy and only concerned with getting himself a check. The realtor I ended up working with made the experience very bad.

Nick did a great job finding out about the houses that I wished to view. All I had to do is text him an address and he would have a date to view for me the next day. He was always on time and meet me at every location of my choice. When I am in the market for a new property, I will be calling my Agent/Friend Nick to help me out.

Nick was an absolute pleasure to work with; as a first time home buyer, I had lots of questions and wanted to see lots of houses. While my home buying experience was a little drawn out, Nick continued to be very attentive and very helpful throughout the entire process. I'm sure there was a point when he wondered if I was ever going to buy a house, but at every showing he maintained an extremely professional, personable, and friendly attitude. He was very easy to get in touch with, and was very accomodating with my schedule when it came to looking at houses. He has even answered several questions I've had about home ownership and real estate in general, even though they were months after closing. If I ever need a real estate agent in Lexington, it will without a doubt be Nick and I would highly reccomend him to anyone looking to buy or sell a home in Lexington.

I am sure that I cannot put into words what a pleasure it was to work with Nick. My wife and I moved to Lexington and rented for one year in order to get an idea of where we wanted to buy. After making a decision on a neighborhood, we found Nick's profile on Zillow and called him. What a good decision on our part. He gathered our info and wants, then proceeded to put together a portfolio of possibilities. We looked at houses on two occasions and he was so skilled at reading us that he basically had an idea of our thoughts before we exited the viewings. The first house that he showed us was the one that we really liked. When a change in price occurred, Nick immediately alerted us to the drop in asking price and we made an offer that very day. From that point on, it was like buying a home on auto pilot. He walked us through everything and made it simple. The seller had to close in exactly four weeks. With Nick's skill, connections and attentiveness we made it with no problem. This was my fourth home buying experience and by far the most enjoyable. Thanks Nick!

I recently (December 2010) purchased my first home in Lexington, Kentucky. I thought I wanted to live downtown but wasn't from Lexington and was not most familiar with what downtown had to offer. I was referred to Blair and she and I go to work immediately. I told her what I wanted and my concerns, as well, and within the day, she had a list to me of amazing condos and homes.
Blair worked hard with negotiating purchase prices (and did a GREAT job!) and wasn't afraid to work evenings and weekends to get me the best deal and home possible!
Blair is hard-working, has an eye for real estate, a great negotiator, and made my first home-buying experience just great! I highly recommend!
