I have lived in the cove my entire life! I love it here! It's definitely a convenient area, great for everyone...The Sylvan Knoll Complex, of all the Co-ops in stamford is one of ONLY 2 I would recommend. They typically hold their value, nice community, selective so-op board, from what I remember (of the last unit I had the pleasure of selling in Sylvan Knoll) the financials were good. Common charges are great considering they include your taxes! Great value for a townhouse in the cove market. In they summer you see alot of residents out side walking their dogs, families with strollers walking to the beach. I remember in one part of the complex the neighbors would sit together every weekend and catch up, chat, hang out.... You lender CAN pre-approve you and on the letter at the end say something like: This pre-approval is contingent upon the sale of your current home. IF you qualify with BOTH mortgages, minus the rental value of your old home, he/she may be able to write: this pre-approval is NOT contingent upon the sale of your current home...but then you get into - how much down, etc. Best thing, have him put the line that i first said, since you are making your offer also contingent upon the sale of your current home!...I know an honest lender who has done that...he can do mortgages in all 50 states and is a HomeSteps/Fannie Mae approved lender...sweet guy...I get NOTHING for recommending him. even though your loan is conventional, your lender may be willing to work with you, IF there is a hardship.....sounds like you just want to refi b/c of the interest rates. Unfortunately, like to rest of us who do not have a hardship, if you are upside down on your mortgage, you've gotta tough it out. Imagine if EVERYONE got a break just because the economy or real estate market turned...We would REALLY be in trouble. I understand you wanted to lower the rate, if you are able to pay the loan down so you have equity, then refi with today's rate, which i know makes no sense, then I think you could do it,.... :( sorry If you have a hardship, and a legitimate hardship, then you can call the lender to request a modification. They have no obligation to give it to you though.

short sales are NOWHERE near traditional transactions. They take TONS more time, paperwork, handholding, and dedication. Nothing is the same... perhaps you are thinking of REO's linda? Anyhow, if you are finding it difficult, they best suggestion i can offer you is to have THE MOST COMPLETE SS PACKAGE put together, so once they finally review it, they won't ask for "extra stuff" I have gotten SS's approved in as little as 3 weeks, and as much as 6 months, it all depends on how complete the package is, and how much of a loss. If you need help with packages, there is a NAR recognized designation, CDPE... Certified Distress Property Expert. CDPE.com.... check it out! and GOOOD LUCK! :)
as rachel stated you can make adjustments! :) please don't get upset, as a REALTOR who's OWN HOME is listed WAY LOW, it's REALLYYYYYY frustrating however, zillow is meant to give a ballpark "Zestimate" it cannot determine updates, or functional utility of the home. It goes by black and white public data (supplied by the tax assessor in most cases). Perhaps yours is low because your improvements are not noted on your field card with the town... they contain inaccurate data all the time... i see it everyday. take it for what it is and don't let it upset you. As a broker who LOVES what zillow has to offer consumers and the public, I can say... it is what it is, and cannot replace a HUMAN (realtor or appraiser) for determining true market value... :) Don't let it upset you, check those links out... i did it for mine and the homes i have listed for sale (if they were missing improvements!) :) happy thanksgiving!!!
