Are you being represented by an attorney?  If you are your attorney should be in touch with the closing attorney to obtain the HUD 24 hours prior to closing for review.

Have you looked at the comps for that property?  If you are willing to pay $150,000 and get $3000 back then carry on and buy the property, at least the seller is willing to negotiate the price.  Oftentimes, buyers pay listing price or over listing price, if really love the property.  Good luck with whatever you decide to do!

Your father is correct, VA loans are for owner occupied buyers.  If he wants to help you, you can explore USDA Rural Development loans that require 1% down only.  I suggest that you and your father talk with a few mortgage brokers to explore what possibilities exist for him to help you buy a home.  The best of luck!

Is it ethical for a realtor to sell neighboring homes at the same time?

Answer
We are talking about two different things here, one is ethics and the other one is performance.  Agents can list properties anywhere sellers want to list.  Many times neighbors are impressed by the performance of the listing agent in the neighborhood and contact that agent to list their properties.  No two properties are alike, even when they are exactly alike in design, the way the owners decorate the home could make a difference.  Secondly comes the fact that your agent was supposed to replenish the flyers and he has not, just give him a call and remind him.  Thirdly you said that you paid for the HOA packet when you listed your house and gave it to the Realtor, simply ask him if he is using it for the other listing, maybe you and your neighbor can split the cost.  I do not know what the packet consist of whether it is individual for each owner or generic.  If it is generic try to share the cost if it will be used by both.  The best of luck with your sale!!!

What is the balance to close on a residential real estate contract?

The balance to close is what is owed after you have given an escrow deposit which will be deducted from the listing price. To that amount you will need to add the closings costs which should be given to you by your lender.  Your buyer agent should be able to guide you through this process and so will your lender.  The best of luck!
