Hi Janet,You can check with the county clerk of courts (http://18.104.22.168/pa/) and search by the owners last name for any civil cases against a bank for the property or HOA associated with the property.As a renter, you should ALWAYS have the right to know whether or not your landlord is being foreclosed on as you could be paying for years and not be made aware of the foreclosure until you are served at your home residence. Also there is the possibility that if the owner plans to let the home go, that they will no longer be interested in maintaining the property you are currently living in. Although foreclosure is a lengthy process fromdate of being served to eviction, it can be a scary place to be inwith the uncertainty of not knowing if and when you will have to move and something you should not have to deal with if you are putting your money into a home when the owner is not. If your financial situation is as such where you cannot afford to move right away, consider asking your landlord / management company for a month by month agreement so either party has 30 days notice and you can leave to buy or rent elsewhere without breaking your lease. Also understand this may mean that you will have to be open minded to showing your home for interested buyers so try to negotiate a lower rent for this monthly agreement in appreciation of your time while the owner is trying to sell if this is his intention. According to the MLS for most of the active listings in this neighborhood, the HOA is showing as $1380 twice a year , $2760.00 per year or $690 quarterly depending on the listing which breaks down to $230.00 per month. I am not certain how it is payable but I'd be happy to find out for you if you still require assistance.

Hi Maryjane,This house is showing in the MLS as being withdrawn from the market. It was a short sale property so it is possible that is was withdrawn to be changed to a bank owned but I am not certain of this fact. In addition to the great responses below, I'd encourage you to do a lot of research on your own. Short sales are fairly new and many people aren't fully aware of the concept. Back taxes is an important factor to consider as most third party prices are lowered to help compensate for owed back taxes, liens, and encumbrances. It is for this reason these was specific terminology added to short sales listings in the MLS. While a good Realtor is your best source for helping to navigate a short sale you may want to also consider hiring a real estate attorney that can assist with all aspects of negotiating these, sometimes long, contract proceedings.
