Hi There,I work with lots of owners that are moving oversear from Windermere, FL and I am able to list your home while you are out of the country. If you need any help please let me know. I work with a specialized team to handle your short sale transaction and bring it to close in the time line you need.Good luck with the trip. Sincerely,Melissa A. Scire www.windermeredreamhomes.com
Hi Janet,You can check with the county clerk of courts (http://188.8.131.52/pa/) and search by the owners last name for any civil cases against a bank for the property or HOA associated with the property. As a renter, you should ALWAYS have the right to know whether or not your landlord is being foreclosed on as you could be paying for years and not be made aware of the foreclosure until you are served at your home residence. Also there is the possibility that if the owner plans to let the home go, that they will no longer be interested in maintaining the property you are currently living in. Although foreclosure is a lengthy process fromdate of being served to eviction, it can be a scary place to be inwith the uncertainty of not knowing if and when you will have to move and something you should not have to deal with if you are putting your money into a home when the owner is not. If your financial situation is as such where you cannot afford to move right away, consider asking your landlord / management company for a month by month agreement so either party has 30 days notice and you can leave to buy or rent elsewhere without breaking your lease. Also understand this may mean that you will have to be open minded to showing your home for interested buyers so try to negotiate a lower rent for this monthly agreement in appreciation of your time while the owner is trying to sell if this is his intention. Hope this helps. Good Luck!
Hi Karina,Your mortgage broker should have remained more professional in this situation. If you need a good person to call I work with a wonderful team at Wells Fargo that may be of assistance. Please let me know and I would be happy to send you their info. Hope this works out for you.
According to the MLS for most of the active listings in this neighborhood, the HOA is showing as $1380 twice a year , $2760.00 per year or $690 quarterly depending on the listing which breaks down to $230.00 per month. I am not certain how it is payable but I'd be happy to find out for you if you still require assistance.
Hi Greg,This house is not in the MLS so if it is being listed for sale, it is probably through a for sale by owner since it is not currently listed with any real estate brokerage in the MLS. Hope this helps.-Melissa A. Scire
Hi Maryjane,This house is showing in the MLS as being withdrawn from the market. It was a short sale property so it is possible that is was withdrawn to be changed to a bank owned but I am not certain of this fact. If you are interested in other listings in this or any other neighborhood, I would be happy to send some listings to you that are comparable to this one if you provide me with your email address. The HOA fees for this property and others in the same sub-division are $200.00 a month and the taxes were last assessed in '08 and show a range of $1000-$1500 dollars per year. IF you have any other questions, please do not hesitate to contact me and I'd be happy to assist you.
Hi There,Not entirely sure what information you are trying to get about the above listing but the property you reference above has been removed from the market. If you are in need of an agent to work with your pre-qualified client, I'd be happy to assist them if they are not already working with someone. I hope this helps answer your question. Please let me know if I may be of any assistance to you. There are currently two other properties 3 bed 2 bath listed as active in same subdivision that are listed for far less however I do not know if they already have offers on them. If you are interested in the details, I would be happy to send them to you via email once I am able to check their status in the morning. If this interests you please reply with your email and I will email them to you with an update in the morning.
If you are still interested in homes in the area, I'd be happy to assist you. I am a Realtor that specializes in Davenport short term rental homes and vacation homes. I'd be happy to send you some listings if you are not already working with an agent. Best Regards. -Melissa Scire
Duke,I am not sure if you are still interested in this property or not but the status is sold according to the mls. I have a few similar listings in Davenport and would be happy to email you some properties if you are not already working with another Realtor. Please contact me if you are still searching for properties. Best REgards! -Melissa Scire
In addition to the great responses below, I'd encourage you to do a lot of research on your own. Short sales are fairly new and many people aren't fully aware of the concept. Back taxes is an important factor to consider as most third party prices are lowered to help compensate for owed back taxes, liens, and encumbrances. It is for this reason these was specific terminology added to short sales listings in the MLS. While a good Realtor is your best source for helping to navigate a short sale you may want to also consider hiring a real estate attorney that can assist with all aspects of negotiating these, sometimes long, contract proceedings.
