09/12/2012 - user3652680Sold a Single Family home in 2012 for approximately $500K in San Luis Obispo, CA.
We worked with Paul and his wife, Gina when we purchased our CA Central Coast home 15 yrs. ago. When it was time to sell, it only made sense to call them again and we are so glad we did. They are so very nice, professional, honest, understanding, respected in the community and treated us like family. We had a positive experience both times (to buy and sell). I would recommend Paul and Gina Buschur to anyone looking for a really good agent.

We have known Paul and his wife Gina for years socially and so we knew he was very trustworthy both as a person and a Realtor. We always knew when the time came, we would ask Paul to represent us in the sale of our family home in San Luis Obispo.
Paul was amazing. He gave us clear guidelines about the San Luis Obispo real estate market, average time on the market, and what to expect. He had a wealth of comps and statistics and helped us price our house. He gave us excellent advice on when to drop our price to meet the market, and when to hang in there and reject initial low offers. We put our house for sale, it turns out, during the months the real estate market started its upward trend in our area. (Hallelujah!)
His advice on our several offers was dead on. We had two great buyers make offers on the same day. Paul advised a multiple counter to both -- and we got two wonderful offers within inches of our asking price; one of them signed on as a back-up offer. Our house sale closed successfully and largely stress-free.
In addition to his accurate "feel" for the state of the local market, Paul used state-of-the-art technology to monitor inventory, price and purchase trends. His office produced professional marketing ads for print, handouts, and a gorgeous online photo showcase. And he introduced us to "e-document" signing, which saved us a lot of time and stress.
He also worked his butt off, frankly -- wheeling and dealing with other agents until 10:30 or 11 p.m. and starting the day at 7 a.m. as called on at the end to juggle offers and get us the best price for our house.
And through it all, he was a lot of fun. If we were staying in the county, instead of moving 300 miles away, we would all now be drinking parties.
While he was selling our home, he also sold "grandma and grandpa's" house, managed by my husband in a trust for our daughters, since their passing. He sold it in a week, again with multiple offers, at a price that frankly amazed us.
I think he's definitely the best Realtor in San Luis Obispo County, possibly the Central Coast, and maybe even the entire state of California. I know he's the most trustworthy, patient "no pressure" realtor in all those areas.
We highly recommend him, and would hire him again in an instant.

We chose Paul, not only because he's a good friend of ours, but also because very good at what he does. When we first approached him to sell our house we were all concerned that our friendship might suffer if something bad would happen. But in selling a house what could go wrong....right? After determining a fair price for our house, the house went on the market and an offer was received very quickly (about a week). It all went pretty smooth until the buyers decided to walk away AFTER having signed off all the contingencies! This happened after we had already moved out of the house and were on our way to our new home. This became a very stressful situation for all, but Paul was able to line up another buyer almost immediately and so the process started all over again, but this time it came to a good conclusion...which was the sale of ou house. The second time wasn't without some hiccups either, but due to Paul's commitment and diligence we came to a good outcome. If you want glitz and someone doing a hard sell, than Paul is not your man. However, if you're looking for a low pressure very honest process whether it is selling or buying a house than I would highly recommend him. And in case it isn't apparent, we are all still best of friends. The selling of our house was a very tough test to check the bonds of our friendship.

I went through a short sale with Paul and he made a very difficult process as easy as possible. He is very knowledgable and was extremely responsive to my needs. I would highly recommend him to anyone needing a real estate agent.

Paul was so helpful to my wife and I, and so nice. When we needed guidance and info on a home or area Paul knew the answers and after interviewing us on our likes and dislikes he was able to tailor the answers to our needs. He always kept us informed of what was going on and because of his diligence we are buying the house that fits us perfectly. You cannot go wrong by using Paul.

We had to sell our home in San Luis Obispo in the middle of this crappy recession. We followed Paul's advice in how to get our home ready and hopefully get it sold. We sold our house in about 45 days. Paul was very honest with us about what we could realistically sell for (less than we wished), but the point was to SELL our house and move, not LIST our house and be stuck. Paul used very accurate comparisons to price our house, and he must know what he is doing because it sold. We can't thank him enough for his knowledge, communication, and follow-through. And. . . it doesn't hurt that he's a damn nice guy!
Response from Paul
We have bought and sold several houses since the late 1980's using Buschur Realty. Paul always took the time to answer questions and return phone calls immediately. He works very hard to make sure we were satisfied. He always looked after our welfare when buying and selling properties and took the time to explained the paperwork in detail. We have always been very satisfied with any dealing with this agent. He also has a very competent staff. When we moved to Texas he also found us a good real estate agent.
Response from Paul
After having worked with agents who were unknowledgeable, too busy, or more interested in their commission than in representing our interests, working with Paul was a breath of fresh air.
Paul listened to what we were looking for in a new home; put us in contact with lenders who guided us through the incredibly complicated loan process; assertively, but fairly, negotiated with sellers for us; and was present for home inspections and other pre-sell appointments. After the sell, he also put us in contact with reliable service companies to do some repairs for us. This was especially useful.
Unlike other agents who in the past did not communicate with us about the progress of the deal, sometimes for weeks at a time, Paul called or emailed us almost every day with news as to where we were in the process. He always responded within the day to any inquiry that we had.
In short, Paul is the best agent that we have ever had. We were totally satisfied with his service and he has our highest recommendation.

Paul Buschur was an excellent choice and we are very lucky to have happened upon him. Throughout the entire transaction, he kept in close contact, and always was more than willing to discuss exactly what we wanted. After we purchased the house, he even continued to help us when there were odor problems in the house. I highly recommend Paul Buschur and Buschur realty in the Greater San Luis Obispo area because of his large amount of knowledge and experience with this area, as well as the fact that he really cares about the client and follows through to the end.
Response from Paul
I originally chose Buscher Realty because I didn't want to deal with a large brokerage and perhaps not get personalized service. Best choice I made. Paul was very atttentive to my needs and did a great job getting my home sold. The entire process was stress free for the most part. Buscher Realty also helped me purchase a home that was a short sale. We were accurately warned of the numerous pitfalls of these type of deals but had the confidence that Paul could get the deal done. After experiencing just about all the pitfalls, the deal went through. Paul spent a great deal of time on this deal and had he not, it probably would not have happened. I highly recommend this agent to sell and purchase your next home.
