How a buyer would benefit by working with me as their agent.  

I love working with buyers.  It is very important to me that I provide great customer service.  It's the little things that count.  When I first meet with buyers, I fill out an extensive questionnaire to find out what are their wants and needs.  In addition, I find out where they feel comfortable with a payment and then figure what price range we should be looking in based on this and not on what they can qualify.  I offer a high level of service without the high pressure. It is important that my clients know that I am looking out for their best interest and not my own.  I only work as a buyer's agent so that I can represent my client's best interest and advise them.  I have reputable lenders that I direct my clients to, as this is a very important part of the home buying process.   I set my clients up with a personalized webpage of homes in the MLS that is specific to their needs that is also interactive as they can leave me notes, pick their "favorites" or "possibilities".  This is a unique website as it puts all of the "just listed" or "price reductions" at the top of their webpage so that they will know immediately what is new without looking at everything.  In addition, since my clients' time is very important, I make sure that when we are looking at homes that I am organized.  I map the properties in an orderly fashion so that we do not waste time, I use my GPS and I also provide my clients with a feedback form for each home so that they can make notes on their likes, dislikes, and concerns and approx. payment.   I help my clients with deciding what to offer on a property based on comparables I provide to them of the neighborhood and negotiate on their behalf.  I watch all the deadlines and make sure that the title company and lender are meeting their deadlines.  I make every effort to close on time. 

 

How a seller would benefit by using me as their agent?

 

My objective in assisting sellers would be to make sure their needs are understood.  I explain the home selling process thoroughly.  I make every effort to price their home correctly from the start and educate them on where this price should be.  I explain that in this market, the condition of their home is very important.  That's why I offer and pay for professional staging and photos.   I have a proven marketing plan that gets homes sold.

I feel education is the key to assisting my clients so I never stop learning and continue to take classes, read and gather as much information on the Colorado Springs' real estate market as possible; I want my clients to consider me their real estate expert.
