Bought a Single Family home in 2013 for approximately $825K in Walnut Creek, CA.
Pat helped us buy our first home in Walnut Creek . We were pretty new to the whole process, but Pat guided us through every step patiently from start to finish. Pat knows a lot about the local properties particularly Danville, San Ramon and Walnut Creek areas. She has a very keen eye for detail. When we used to look at houses, Pat would diligently make a list of pros & cons of that property and her observations would help us to a great extent to prioritize our expectations on a house and make a decision. She is unbeatable when it comes to negotiations. Appraisals, repairs were a breeze with the help of of professionals in her network. Overall, working with her was a very pleasant experience. I will highly recommend Pat as real estate agent to all.

Bought a Condo home in 2014 for approximately $325K in Livermore, CA.
My wife and I were in a VERY competitive price range for our first home in the Bay Area. Combined with a VERY specific property that would be tough to find. Pat stuck us through the whole process - literally dropping what she was doing to show us multiple properties, walk us through the pros and cons of each, and actually saved us from putting in an offer on a property we shouldn't have. We are glad we worked with her and waiting to find our current place -my wife and I LOVE the new place.

That was just the first part of the process though. Pat was with us every step of the way after the initial offer was made - helping us navigate the negotiating, the lenders & the paperwork. I can safely say that without her continuing to go to bat for us with the lender we wouldn't have our home today.

She is tenacious and has your back through the entire process. She realizes the personal ordeal that going through the home buying process can be and was always there to even just take a phone call to listen. Has a great personality and is really easy to get along with. Call her up if you are looking for a home, you won't regret it.

Patient, thorough and relentless is how I would describe Pat Burgess. I originally met Pat through a community service organization and was so impressed by her desire and commitment to help others. I knew she was a successful area Realtor, but this was just an added benefit! When my husband and I began searching the market, we had a lot to learn because we were first time home buyers. In retrospect, we were probably nightmares for a Realtor. We were actively looking, then stopped. We wanted a mansion when all we could afford was a condo. We were extraordinarily picky about the properties and neighborhoods. Then, we started making offers and were continuously met with multiple offer bidding situations. Overall, we were on the market for 2 years and Pat was there for us through it all.

Technically, Pat is masterful. She is responsive morning, noon and night, 7 days a week. She will answer all of your questions and coach you thoroughly so you never feel uninformed or being taken in a direction you don't feel comfortable with. And most importantly, she has your best interests always in mind and will not let anyone take advantage of you.

Personally, you can't find anyone better. She has a great sense of humor and is wonderfully kind. It's no surprise why she has a network of professionals willing to help any of her clients. These relationships are what saved our final offer and contract. We wouldn't be in our house today without her relentless pursuit on our behalf!

There is nothing like having the right Real Estate Agent working for you. Pat Burgess knows how to guide her clients through the process for greatest closing success. Pat had the right decorator to stage our home. She knows all the great repair professionals who respond to her quickly. Pat knew the best price for our home given the comparative values in our area and how to negotiate offers. Our home went on the market and before we knew it we were in escrow with the offer we wanted. Pat responded to our concerns in very reasonable time. It's no wonder she is so successful!!! Sold a home in 2013.
Pat was our agent for selling our old home in San Ramon and purchasing our new home in Walnut Creek. Both transactions went very smoothly. She is very professional and a thoughtful and caring person. She made sure all the inspections were done in a timely manner. With the purchase of our new home, Pat was an expert negotiator for all the repairs. We would recommend Pat for any type of real estate transactions.

We started working with Pat in February 2013 and we closed on our house in late July. We chose Pat based on her reputation, likability and the fact that she spent so much time with us to educate us on buying our first house and we are so glad we did! Pat and I likely spoke daily on the phone and/or emailed and she also took my husband and me on regular open house tours and tours to get to know various neighborhoods. Now that we're settling into our wonderful new house, I almost forget how horrible inventory and competition for the "good" houses was at the time.

Based on our struggle to find a house that met our criteria, Pat worked with a title company to send out letters to homeowners asking if they wanted to sell - and there were no bites. Pat did all she could to help us find our dream house while she also educated us about the competition and the stark reality of not getting everything on our wish list.

When we were ready to make our first offer, Pat sat down with us for two hours and talked us through each page to make sure we understood the entire transaction and what we were agreeing to. When our first offer was blown up by an all-cash buyer, Pat did not lose focus or hope. Pat carried our initial positive impressions of her throughout our relationship. We found Pat to be detail-oriented, highly professional, a good negotiator and client advocate, ethical and just an all-around good person.

When we found the next house, our dream house, Pat helped us be aggressive while protecting our interests. She kept in close contact with the listing agent and his assistant while we waited for the house to go on the market... the whole squeaky wheel metaphor rang true.

I know we ultimately got our house because we were strong buyers, but I also think it was Pat's reputation, strong relationship building in the industry, ability to put together a strong, aggressive offer, and her follow-through and negotiation that ultimately put us on top.

I was especially impressed with Pat when I saw the listing agent's lack of attention to detail. And I was very happy with Empire's transaction coordinator and Pat's team of professionals who are exceptional and on top of every detail.

I wouldn't hesitate to consider Pat again for the purchase of another house (in maybe 20 years when we're ready to move again) and she would be the first person I would call when listing a house, after seeing how she markets and stages homes. Thank you, Pat, for everything!

Sold a home in 2010.
Pat has helped me with the purchase of both of my properties here in Walnut Creek. She was very detailed and thorough, from both a contractual and legal perspective, and was also efficient: she worked very hard for me to get both transactions completed. I also liked her strategic approach to the negotiations with each of the sellers. It was a very pleasant experience working with her, as I felt that she was trustworthy due to her experience. I will certainly be using her for my next home purchase.

We have a large family and our move was hectic. Our house needed a lot of superficial work (paint, floors, yard.) From the beginning, Pat had in mind how she would sell our house. She set up the workers to come and do work on the house. Her communication was clear, her research thorough. She answered all of our questions via phone and email immediately, as well as being present. We required moving before the sale and Pat took over to make sure the house was secure and things like gardening and painting were being followed through with. We had multiple offers and our house sold in two weeks for $40,000 over asking, and in all reality, about $100,000 more than we imagined we could get, before meeting Pat.

Sold a home in 2013.
Pat's recently helped us with two properties in the San Ramon Valley area that are part of an estate. Pat is super-organized and has an impressive "team" of companies that were incredibly responsive and easy to work with. We would have no problem referring Pat and the companies we used to others as they helped us through a massive estate sale, very large debris removal and hauling project, property inspections, clean-up to increase curb appeal, open houses and negotiations. Her philosophy is to be proactive and to mitigate any "deal-killing" surprises or potential litigation by doing her homework, getting inspections or consults done, and disclosing any issues up front. She successfully marketed the properties and created a bidding war that resulted in offers above our asking price.
