It probably has more effect on salability than value...That is why some buyers look for homes in subdivision with rules against this type of storage of "extra" vehicles.

New home buyer, little down payment. any advice?

Talk to several lenders and see what options they have for your scenario. There are several programs that offer no money down (USDA, FEDERAL VA and other local programs) and some with only 3% down. Your local lender can tell you which might work for you. Start with the bank you are currently banking with, then LOCAL lenders you can sit down with and review your scenario.

that is not uncommon, the agent will be doing both sides of the sale, and should be compensated. my experience has shown that paying for expertise and advice is worth it in the long run.

Buying a short sale with all liens cleared and bank approved price

Answer
You need to find out about the lien, and how likely is it, that it can be cleared in order for you to close. Even though you have 4 months til the lease is up, you dont want to be two weeks from that date and find out the closing wont happen if the seller cant clear those liens....

I am a brand new agent...any constructive advice for me?

I strongly believe in continuing your education, passing the licensing test was just the beginning!  I would recommend you work on getting your CRS designation.  the benefits are two fold:  1. the education you receive on pricing, marketing, negotiating, running this like a business etc are extremely valuable.  2. the referral system is great!While you are attending the CRS classes you will meet other agents from around your state that you will be able to make professional friends with and trade referrals, AND by being a member of the council you will get referrals year after year!   CRSs make more money and stay in the business longer...CRS will boost your success.  ABR is another good designation to attain!Hope that helps...If you have any need for a Realtor in the Milwaukee area, please remember me!  ptasker@shorewest.com

Has anyone else had listings hijacked and posted on Craigslist for rent?

That has happened in the Milwaukee Wi area over the past year.  some buyers even paid deposits, which I thought was crazy if you hadn't even seen the property to rent yet....  It was reported on the local news as a consumer warning.  I have not heard of it in the last 3 months...
