This may seem odd, but here we go.Yes, you can change the number.I used to sell to a lot of chinese buyers (they are superstitious...and great buyers bye the way).  Oftentimes they wouldn't like the number 4 (it sounds like the word for death.  40 is "10 death" and 44 is "double death".  So, when possible I would have my client change the number from 40 to 38 to create more action.Feng Shui baby!!

In Mass do you have to disclose if the home is modular? Is stick const or modular better for resale?

"Latent Defects" are required to be disclosed.Modular is certainly not a defect.  So, it doesn't need to be disclosed.  However, you should point it out, becausee they are better built than stick built homes.  Google a few you tube videos about modular construction (I have built many myself).  I would show the buyers the videos and present it as a benefit!!

You can simply have the agent print it off from mls.  Most agents wont do this because they dont sell many homes...they will usually come up with stories. The multiple listing service allows any user to pull up agent id and sold properties.

Steve,Extrapolating off of the 2006 appraisal is what we in the business call the "crystal ball method" or maybe the"wayback machine method".The three approaches to value are: comparable sales, cost, and income.It would be best to have somebody price it using the comparable sales approach.l

If it is a single family - vacantIf it is a multi or investment property - tenantsSingle family home buyers buy homes and investment buyers buy income streams.If it is a single family home you can get the highest price if the property is decluttered.  Unless the tenant is a neat freak...they are clutter.(lol!!)

Absolutely not!!  (unless your rate is over 10%)You should invest in real estate (as a passive investor you should be able to earn 10% easily) or $5000 per year ($50,000 @ 10%)If you pay off the mortgage you will only be saving (50,000@4%) 2000 (assuming a 4% interest rate)So, by not paying it off you are $3000 per year ahead of the game.You can invest in the real estate passively by working with a group of investors that buy and fix foreclosures.....get in touch with me if this is of interest to you....I currently have a group of investors paying 10% (your money is secured by a mortgage)....call me to discuss details.
