Unfortunately this young former client felt as though his opinions were not considered. As a veteran of 40 years, I felt responsible for guiding a first time buyer toward the properties with the best value. None of the homes I showed him were my listings. As far as fighting for price, I was able to secure a 4.5% discount from list price and an additional 3% at inspections, in a market which is up 5% over last year. I also advised him not to buy it because of an incurable defect unearthed by the home inspection. It sold a week later for more money to another party. I empathize with this homebuyer with no Real Estate experience, who clearly doubted my judgment, thus I released him from his contract at no cost or obligation… He explicitly acknowledges that I know the business and the area, though he was not comfortable for whatever reason, which I accept. He would probably be better served by a facilitator than a buyer’s agent… We wish him well…

Bought a Single Family home in 2012 for approximately $325K in North Billerica, MA.
Paul is the utmost professional, with expertise that is invaluable. Both his knowledge of the area and the process itself were extremely helpful. Additionally, he is one of the best negotiators I have come across. Sold a Single Family home in 2012 for approximately $250K in North Chelmsford, MA.
WhenI had to put my parents home on the makert I contact several agents. Paul came the most prepared and had a very positive attitude about selling the house. He listened to what we needed to do and never having sold a house before he walked us through the process of coming up with a reasonable and fair price. The house went on the market on a Friday and we had an offer by the following Tuesday. Following Paul's advice with the negotiations we had a firm commitment by Friday, just one week after putting it on the market and getting the price we were looking for. 1) He did not seem to take my opinions into mind at all. I felt like he had his own houses that he wanted to sell me, and even though I told him a few times it's not what I'm looking for, he continued to recommend it and I needed to keep re-explaining to him what I'm looking for.
2) He did not fight for me on the price at all. We looked at a property that I liked and he agreed, and we negotiated the price. He urged me to go higher than I was comfortable, and eventually I scheduled the inspection. The inspection showed several problems with the house, and afterward Paul said he knew of those problems and didn't think I should have gone as far as I did with the house.…More Less
