      Sold a Single Family home in 2014 for approximately $500K in Ventura, CA.
      I recently sold a home that I had bought in 2007. In the process, I discovered that the real estate market had vastly changed since then. I was fortunate to have a friend recommend Paul Ward to me. Paul understood, that in order sell the house that I lived in, the sale had to be contingent on my finding a place which to move. This required finding a buyer that could accept the contingency and skillfully negotiating with all parties to meet all needs and to do so in compliance with regulations that were constantly popping up and then changing. It also required expertise in the bizarre purchasing procedures that have evolved in the wake of the financial crash and the subsequent economic upheaval.

      Through his continuous effort, Paul was in touch with with competent bankers who specialized in specific areas of finance. Using the resources he had developed over time and experience, he introduced me to the precisely right lender.

      Even though I was prepared to buy a property to move to, my first preference had been to rent. Two things happened unexpectedly, one good and one bad. The bad thing was the city of Ventura's requirement that in order to sell a property, the sewer lateral must pass a drainage test. That in and of itself would not be a bad thing, but when they decided that it included the part under the street, the cost suddenly soared into thousands of dollars.

      The good thing that happened was that a rental property became available. That was when Paul really swung into action. He found a competent and conscientious plumbing contractor and assured all the concerned parties that this was the prudent course of action. He also knew how to pay for the initial move-in expenses and the contractor expenses out of the escrow proceeds. Since everyone had to agree to the solution, I thank Paul entirely for making that happen. And he did it all in an honest and friendly manor. I am sure that everyone involved would agree entirely.

      During the entire process, I was aware that Paul had multiple deals going simultaneously. That notwithstanding, whenever my input or response was needed he was in touch immediately. Likewise if I needed clarification or reassurance, he almost always took my call live or returned my voice mail or email in a very timely manor.

      I am sure there were a great many wrinkles that got ironed out without my input. Paul made a complex situation appear to be smooth and seamless.

      I enthusiastically give Paul Ward a Five Star recommendation for any Real Estate transaction for which you need a proactive agent.
