The Nashville, Franklin, TN. real estate market is very brisk and actually hot!  Supply is limited and demand is high, so it is a Sellers market, and Buyers are finding that good properties in good to excellant condition are commanding that BUyers pay at or near asking price.  The Nashville area economy is doing very well, and people continue to move here from all over the country.  The music business, auto industry, insurance industry and health care industry appear to be the economic industries that are driving our local economy.  Feel free to contact me for more information as I work specifically with people who are relocating to the area, and investors. Why is the Zestimate no where close to the actual sale price?

I think Joe did a good job of explaining this.... I use to be a state licensed real estate appraise for 15 years prior to becoming a Realtor, and although Zillow has many great features, I do hear a lot of complaints about the "Zestimates".  It is computer driven, it does have to do with algorythems, and hiring a real estate appraiser or having 3 real estate agents provide you a good CMA, competitive market analysis will get your home value into tight price range or valuation.

Trey,You will need a credit score of about 620 or better to purchase a home, and as little debt as possible.
