Sold a Single Family home in 2014 for approximately $1.225M in Arcadia, CA.

my husband and I looked into hiring real-estate agents to sell our home. We had received mail over the years from Pauline Cheng with a list of her sales in Arcadia CA. We talked to some locals from Arcadia and they all said Pauline Cheng is the best in the real-estate business. My husband and I had a meeting with Pauline and we both agreed she was the right person to list our home. Our home was listed in August 2014 and sold in four days. We are very pleased with the excellent job Pauline did for us. We would highly recommend her for any home owner who'd like to work with the best agent in Arcadia CA.  More Less

Sold a home in 2014.

Pauline sold my four bedroom house in Arcadia this spring. I gave the listing to Pauline for a number of reasons. First, she took care of the leasing of my house while I was abroad for three years, so I felt somewhat obligated even though I was not happy with the way she handle the lease. ( She also claimed, “you owe me the listing!’). Second, she was familiar with the ethnic market we were dealing with. I was also swayed by the perfect reviews on Yelp, which was my big mistake! I should have considered more of my unhappy experience with her during the lease and my tenant’s assertion that they would never work with her again because she was not honest, inattentive, and uncommunicative.

I want to say Pauline was unprofessional and unethical in dealing with my house sale. I felt she did not work for my interest, but her own interest while I followed her every advice to spend a lot of money making the house attractive to help the sale.

* Listing price was so low (Pauline’s strategy to get many offers ) that it attracted many people who were looking for below market deals and it took unnecessary process to bring up the offer. In addition, when it went into escrow, the Zillow’s estimate of my property went down to match the low listing price while other houses around mine stayed exactly the same. Watch out!! She boasted that her sales were usually 20% more than listing prices ( you can guess It is easy to achieve if you start with a very low price.)

* In order to save herself some money (she agreed to pay 100% of the staging, instead of half, in order to get my listing. She would not negotiate any other listing terms.), she had the house so scantily and cheaply staged. Our agreement was based on $4,500, her estimate. When the stager’s estimate came in $5,500, she spent only $3,600 WITHOUT PRIOR DISCUSSION WITH ME . When I questioned her after seeing the photos ( I was out of state), her response was, “ I can’t spend that kind of money!” without any apology.

* The last two offers came in so amazingly close together. I asked Pauline what happened. She said, “ I told the higher bidder that the other offer was close to 1.3 mil, so you needed to offer at least 1.3 mil or more.” (her exact words!). She practically told the bidder what the competitor was offering!!!. Who in the right mind would offer more than 1.3 mil in such situation??? Remember, the agent’s loss from the lower price is only 2.5% and seller’s loss is 100%! It does not matter to the agent how much higher the sale price is as long as the sale is made. Then I also found out that the higher offer was represented by her own agent!!

* When the buyer’s contingency date was passed by two days per contract and did not hear from Pauline, I called her. Her response was, ‘The buyer is working with the inspector. I will ask them’. At that time the contract was breached (my lawyer friend agreed) due to the timeline violation and I could have easily gotten out of the escrow and kept the deposit! She was not even aware that the contract was breached and was not even alarmed when I told her!!. Even after that it took another two days before she called me to convey the buyer’s demand.

* When the buyer demanded me to pay for re-roofing ( Mind you, the contract term was ‘as is’ and and ‘where is’, so no repair), instead of fighting for me, first thing and only thing she told me was the downsides of not complying to the buyer’s requests, such as danger of putting the property right back in the market, having to disclose the cause of deal-break to future buyers, possible questions and doubts from future buyers, etc. She was basically defending the buyer and scaring me for possible deal-break! She never tried to defend my interests!

* After many calls to Remax, the company Pauline belongs to, I finally talked and complained to the manager who listened to me empathetic ally and promised to relay the message to the owner of Remax.. I was told repeatedly that the owner would call, but I never got a call. The owner could not care less since the house was sold and they got their commission.

I closed the escrow, with such bad taste in my mouth, since I had to move on to another state but I would never recommend Pauline or Remax to anyone.

What a pleasure it was to work with Pauline during the recent sale of our home in Arcadia! Pauline has unequaled knowledge of the local market and of the pool of potential buyers. She was reassuring through a time that was a difficult transition for us, was always available to help, answered emails and calls at all hours (!) and never pressured us to accept offers or even to sell at all! She marketed our house expertly, and each decision she made turned out to be the correct one; her negotiating advice was spot on and with these skills and expertise she enabled us to obtain a deal that surpassed our expectations in every way. By far the best real estate experience I have ever had. She's the best there is!  More Less
