I would like to take this opportunity to express my heartfelt thanks to Pauline Cheng at Remax Arcadia for her excellent service in selling both of my houses. The passion Pauline has for her job reflects in the way she treats her clients and we are very lucky to have had her service. Pauline is truly an asset for any organizations and blessing for any seller or buyer and I cannot thank her enough for the time and dedication she spent in making our home sale a very smooth and wonderful experience.

Pauline sold both of our houses, one in 2009 for 1.38 million and the other for 1.66 million with a cash buyer in 2011. Both transactions closed escrow within 30 days. There were houses larger than mine, which were asking for a similar price in the immediate neighborhood at the time of our sale, but Pauline was able to close the deal at the price we could only have prayed for.

Conclusion: When you are choosing a realtor, you want to find the best of the best-- and I did with Pauline Cheng!

After interviewing three excellent realtors we decided to list with Pauline. We were confident that she would work with us to get the best offer for our house. To begin with, Pauline is a very successful realtor. To gain our confidence she came prepared to our first meeting with evidence of her knowledge of the real estate market and she presented us with the history of her achievements in the real estate profession. She explained the process for selling our house and then gave us a detailed timeline of what we could expect. Pauline Cheng is a professional and she hires the best people to work along side her in her office. She has contractors at the ready to help in the preparation for showing the house. Each person we interacted with who was sent by Pauline was a pleasure to do business with. Pauline Cheng has a calm, poised, and confident manner which helped us to stay calm as we always knew what to expect. If you are buying or selling a house in the Arcadia area, you would be crazy not to use Pauline Cheng. When we decided to sell our house (we were moving to the Central Coast region) we did not know any real estate agents. A close friend recommended somebody, and a business friend in Arcadia recommended somebody else. We learned of Pauline from her advertising circulars we received in the mail. We interviewed all three. They all were professional in their presentation and all of them would have been okay. However, Pauline was clearly the best choice: 1. Pauline had recently sold a huge number of houses in our town, far more than either of the other two. That alone would have tipped the scales. 2. The other two brought presentation books with them on their first visit. Pauline informed us before her first visit that she wanted to meet us and view the house before providing a presentation book. While the other two gave their pitch and left, Pauline met us and carefully looked at our house, told us about her work and promised to get back with a presentation. That impressed us. 3. Pauline conveyed a knowledge of the market that was superior. She clearly knew exactly what the demand for our house would be, what price it would bring, and how to obtain that price. Instead of simply suggesting a sales price somewhere in the middle of the comps, Pauline recommended pricing the house slightly below the market. We followed her advice, got a bit of a bidding war going, and ended up with a very satisfactory price--well above our listing price. 4. Pauline has a wonderful personal manner and style. She is a great listener, never interrupting or talking over others. Furthermore, she always responded and focussed on our comments, never indicating that she had ant agenda other than us, despite the fact that she must have had lots of other important things on her mind. Her people skills are absolutely tops. 5. Pauline has a team consisting of herself and two assistants: Lillian Liu who is the "outside assistant," dealing with contractors, gardeners and physical details of the property. Veronica De Leon who is the "inside assistant," taking care of all paperwork, dealings with the escrow company, explaining to the seller the process. Both Lillian and Veronica are of the highest caliber. They are gracious, always courteous and extraordinarily knowledgeable and competent. 6. Pauline knows the backup system too. After we listed with her, she brought to the house a contractor to do the sprucing up of the interior, a gardener and even a cleaning man. By the time we went on the market, the house looked and was in absolutely beautiful shape. Pauline then immediately began marketing the house to the general public and to the Chinese community. She and Lillian organized and held a broker caravan and an open house before we could even catch our breath. We started getting offers right away. 7. There was one matter raised by the buyer after we were in escrow. It concerned us a bit and we didn't exactly know how to handle it. Pauline knew exactly how to proceed and did so in a very quick and satisfactory way. It was a great comfort to have an agent who knows what she is doing. Go with Pauline. She and her team will knock your socks off!

As the executor of an estate, I needed to sell a small home in East Pasadena. I do not live in the area. I was referred to Pauline by close friends who had used her services when they sold their family home in Arcadia. My wife and I found Pauline to be knowledgeable, considerate, and professional. Her team quickly helped us get the house ready to sell. She promoted the home as previously planned. Pauline was always available during the sales process and gave great advice when we hit some bumps in the road. She even spent the time to go to the county offices to confirm zoning requirements. I would recommend her without reservation.

Initially, we chose Pauline to sell our home mainly because of the number of homes she has sold in the Arcadia area in the last year. After working with her for just a couple of weeks, I was able to see why Pauline is so successful. She has a team of people that take care of everything: staging, landscaping, cleaning, termites, on and on. Her staff is very professional and very responsive whenever we had questions or concerns. She had a showing scheduled before we were officially on the market and that is the person who ended up buying our home. She negotiated some terms into the contract that I never would have thought of and really helped us in the end. We are very happy with the service we got and would happily recommend her to anyone!

When you look at the prices on Zillow it is only a theoretical formula to set the prices with no real understanding of the specific area. Pauline had a very productive talk on setting the price and the implantation of a fast sale at my wanted to clear. We set the price and in two days I had the funds in my hands. My dad left me one of Pauline cards with a note that she could get the job done and she did. If you want a great agent call her.

My wife and I interviewed about 5 different brokers before deciding to proceed with Pauline to help us sell our house in Arcadia. Her professionalism, local knowledge, marketing team, and her understanding of the targeted buyers guided us seamlessly through the entire process. She also has a calming demeaner that puts both seller and potential buyers at ease. Her reviews and analysis of the strong and weak points of the house were very insightful. The recommendations she made for the prep work for the house premarket were spot and were able accentuate the strengths of the house while minimizing the weakness of the house in the current market. Being an extermely successful agent in the Arcadia area means that the support networks she has (contractors, staging companies, photographers etc) all pretty much would try to accomodate to her requests. This is extremely helpful to us as my wife and I were both very busy and really had very limited time frame to meet and coordinate with the various companies that were involve in making the house in tip top shape. They were willing to work around their schedule to accomodate our time demands, which in retrospect was one of the unanticipated advantage of working with a broker like Pauline.

By the time the house was in ready condition for open house, it looked like a brand new house. It took less than a month from listing to a signed accepted offer, and we were able to get an all cash offer for our property close to our asking price (and higher than what I had realistically expected to get for the house, and we believe the work/investment she recommended in prepping the house has paid off handsomely). I would highly recommend Pauline as a Listing Agent , and when I am ready to sell my other property in the area, I would definietly call on her again.

We connected, but it did not work out. Looking in Santa Anita, Arcadia, CA 91007

Her office listed false information about my home when it was listed with another real estate agent in late 2013 into early 2014. She blamed Zillow and it took her 4 months to have someone at Zillow correct the error.

A year later I called her twice to schedule an appointment at my house to list my home with her office and she never scheduled or returned my calls.

Very disappointed.
