Bought a Single Family home in 2013 for approximately $175K in Gainesville, FL.
In the spring of this year we were checking Zillow frequently for homes for sale or in preforeclosure status available in Gainesville, FL and found Marsha Philips as a contact with a specialty in short-sales as well as regular sales. After several visits and many showings we put in a bid for a regular contact on seemingly a very nice home, which after a week, went into preforeclosure. Marsha was very informative about procedures and contract addenda that changed with the new status of the home. We were subsequently thrown into a major dillema as to where we were now going to move when we suddenly sold our own home and needed to move in three weeks to accommodate our buyer. Marsha did some research and found that through the Gainesville-Alachua County Association of Realtors, we might move into the now short-sale home with a "Pre-Occupancy Agreement." She set up that temporary contract, arranged the connection of utilities and continued offering assistance for anything needed. Within two weeks of living in this home and also being under short-sale contract, the weather presented several days of torrential rains which seriously impacted our desire to remain under the contract: leaks around skylights, doors swelled and would not close and worse than all was the yard with pools of standing water for days and then several weeks of soggy soil making grass-mowing extremely difficult. When we informed Marsha of our decision to nullify the contract, she began proceedings immediately and stepped up house showings for us again. Her responses to our calls and needs were immediate and sincerely caring.
While there were some issues to be addressed with the contract on our present home, Marsha and her husband, Graham, ("The Philips Team") efficiently persisted with completing all necessary negotiations, contract addenda, informing and assisting us with references for inspections, insurance recommendations and even repair and installation work that would be needed after closing.
All in all, we feel that Marsha Philips has truly excelled as a Real Estate Professional, not only in her "impressive knowledge, masterful process expertise, immediate responsiveness, and excellent negotiating skills," but also in her patience and sincere caring in conducting business with us. She truly went above and beyond the normal expectations in her realtor/buyer relationship with us and we are truly grateful to have had her as our realtor!

Marsha and her team were wonderful to work with during my family's most recent move. We have been relocated three times in the past ten years and have had to sell and buy a house each time. We first met Marsha over the phone and she was friendly, helpful, knowledgable, and professional. We told her what we were looking for in a home in her area and she had about 15 houses ready for us to look at when we came up for our house-hunting trip. We found our dream home the first day, Marsha negotiated the price for us and we got our house! We will use her when we get relocated next time to sell our house too.

I was relocating back to Gainesville after being gone for 8 years and Marsha helped me narrow my search by offering to show me houses that I did not originally have on my list. She intuited other locations and took me there and eventually I did buy a house in the opposited direction from where I thought I wanted to be.
She was always responsive, friendly, and professional and knows the Gainesville area very well.

Marsha and Graham Phillips were a great real estate team to work with! While we mostly worked with Graham, both of them were very helpful as we purchased a home. Graham is a terrific communicator - very honest, professional and unbiased. His best quality is how responsive he is; every call and email was answered promptly.
