Hi Mary.. I read the question you posted and a few of the answers.. none actually answered you question. If you post you home on Zillow it should show up that same day. You can look it up by searching by the address or homes for sale in the zip code. I wish you the best of luck. If selling it yourself doesn't work you are welcome to reach out to me. How badly will converting my 3BR/3BTH condo unit to a 3BR/2&1/BTH affect my resale value?

There were a couple of interesting answers to your question... I think the conversation is deeper that the fact of you going to a 2.5 bath opposed to remaining at a 3 bath. It has so much to do about your location and the degree of renovations you will be doing. This honestly can not be simply answered. Have a professional agent come by and see your Townhouse and then discuss your remodeling and the finished product: then you can have a very realistic conversation about what the market expectations should be looking like. Buy or rent in Miami?

Hi Daniel.. Great question. I think it comes down to this: what would you prefer to do??? It sounds like you will have what it takes to buy, it's really about if you can find what you like for the price you are comfortable with and qualified for. Statistics were just released that represent we have seen continued appreciation for roughly 35 months. I think that is great news and consumer confidence is still going strong. There is no crystal ball but, if these conditions continue at even a modest rate, you would be seeing appreciation resulting in a financial gain as your property value increases. If you buy and you condo goes up in value 5% a year... well, you can do the math. On the other hand, if you are not committed to Buying or if you are not confident in the Real Estate Market you (as of today) can find a nice rental for $2400.... it really is all about mathematics and gut instinct.... $2400 @ month for a years is $28,800...multiply that times 5 years and you would have spent $144,000 with no return... I've worked with a few Buyers who know they will not be in a property more than 5 years and have purchased with a 5 year ARM...others who have gone the route of Interest Only Loans. I hope this sheds some insight or at least gets you thinking about realistic options. I think you may want to do a little research and find the right agent to team up with... it shouldn't matter if you are going to Buy or Rent.. our business is all about our relationships with out clients and in a bigger picture who you may refer to us based on your satisfaction with our performance. Wow... sound like a great property/business. I would love to hear more about it. I run a Real Estate Team and am a Business Broker, Business Consultant and Commercial agent. I am also an instructor for Business Brokerage instructor at one of the largest National Online University's. LoopNet can be a bear to deal with but, with that said consumers do look there. You mentioned in your post that the price is very competitive. My first question would be what is your pricing based on? hopefully is on a combination of tangible asset value and a recast of revenues & expenses placed against a multiplier for this business sector...I might could share some insights with you... If you think you would like to talk I would be open to that without any expectations. please give me an estimate of a price for a one bedroom condo in aventura florida

From reading your post it sounds like you may really need a CMA.. Aventura as a city has a great deal of real estate.. (Old, New, West of I-95, East of I-95 etc....) If you are thinking about determining the value of a condo you would want to get more specific that just an average for the entire city. Best of luck if you have found a place. You have some very relevant questions and considerations addressed in your post. I would recommend you start by doing some research on Agents you feel would be a good fit for both you and your parents. what is the average days on the market in ft. lauderdale for single family dwellings

Hi FDGATORZ... That's a great question. I run a Real Estate Team in Fort Lauderdale. We often have that same question come up.
