Bought a Townhouse home in 2008 for approximately $200K in Sanford, FL.
Sue White became our realtor four years ago and we have used her expertise in not only selling our home recently (she sold it the first day it was listed and for much more than it was worth) but also purchasing my sons first home. She wisely guided my son to the best locations for resale/safety, etc.; she immediately recognized "issues" with homes that we would not have otherwise seen; whether that issue be large or small, unnoticed by the untrained eye. After much patience and a lot of miles, she excitedly called my son very early one Saturday morning, having heard about brand new town homes on sale that specific weekend only. After weeks and weeks of looking at short sales and foreclosures, it was refreshing to think my son could now afford a brand new, beautiful town home that did not need any work at all. We jumped in the car and my son purchased his home that day. Sue guided him through the sales process using the most professional people in the industry and he was able to close on his home without a hitch, Sue by his side all the way. She learns what her clients are looking for and tries to find the best match so, when she had heard of the town home sale, she thought of my son. That made the difference in his purchasing a brand new home vs a less desirable home, based on what he could afford. Sue's professionalism and knowledge outweigh any other realtor I have dealt with over the years. We will continue to use her as our family realtor and guide to real estate questions we may have in the future.
Sue is an amazingly talented real estate professional. She knows her territories so well, and can even provide information on school reputations, neighborhoods, etc. She worked tirelessly with us to find the perfect home. She provided excellent negotiations when selling our current home, and got us a price over asking with a smooth transaction.

Sue's specialty is negotiating your selling price down so the property will sell itself. She is a master of telling you why your property is worth less than you think. I was shocked when I was asked to lower my price again during negotiation because "it was customary" to offer a lower price. "Customary", really! What ever happened to value? In my opinion, she is the worst sales representative I have run into in 20 years. I would never suggest her services,
Response: If what Sue says is true, why did she list the house on MLS as 1806 sq ft? She is twisting the facts. (check yourself....2830 Summerfield Road, Winter Park Fl 32792. Second, if the house sold in a week. for cash, at full price, why would she ask me to continue to lower the price? Seems like it was already priced below market value to sell so quickly in a bad market. I believe the fact that your colleague from your office acting as the buyers agent had something to do with that. (The records prove this as well) The bottom-line is....we got a lot of bad advise and we felt pressured/deceived by Sue with the fear of a bad market and not being able to sell. Looks like some people are happy with her service......we were not. (This is why we have reviews like this). You decide for you. It was a costly mistake for us.

These sellers got a full price cash offer in the first week it was listed. There were absolutely no comparable sales if the buyer would have needed to be financed and there is absolutely no way this 1600 sq.ft. home would have appraised. He had an appraisal that was over a year old and thought his house should still have the same value. I went above and beyond to represent them...even making sure their packages that were sitting out in the rain were taken inside. It was a very awkward sale for the buyers as well as they felt very "stand offish" from the sellers. They did not feel it was a very pleasant transaction...they were not my buyers. I have been in this business full time for over 15 years and 90% of my clients are referral and past clients. I have over 100 repeat clients that would highly recommend my services and I am happy to provide references! That reputation speaks for itself.
